What Is It Like to Live in Vistancia?

Vistancia is Peoria’s signature master-planned community, a roughly 7,100-acre master plan in the far northwest Valley that is really five distinct villages in one: the family-oriented Village, gated Blackstone, the 55+ resort village of Trilogy, and newer Northpointe and Five North. What is it like to live here? Imagine resort pools and water slides at your own community club, private and semiprivate golf, a 3.5-mile linear park trail, and mountain views from nearly every street.

Most households pay about $100 to $250 per month in HOA dues depending on village, prices average in the mid-$600,000s with options from about $350,000 to luxury estates above $2 million, and Luke Air Force Base is about a 30 to 35 minute drive south on Loop 303. It is a favorite with families, country-club buyers, and active adults alike, and I have helped buyers call it home for more than 24 years.

Life in Vistancia

What Residents Love

Vistancia is really a collection of lifestyles under one name. Here is what each village brings.

Five Villages in One

The family-oriented Village, gated Blackstone with its country club, the resort-style 55+ village of Trilogy, plus newer Northpointe and Five North make Vistancia one of the most diverse master plans in the Valley.

Blackstone Country Club

A private, 18-hole championship course designed by Jim Engh, with a 30,000-square-foot Hacienda-style clubhouse, fitness center, resort pool, and tennis.

Resort Clubs at Trilogy

The Kiva Club and Mita Club give 55+ residents fitness centers, resort pools, pickleball and bocce, art and culinary studios, a spa, and dining, plus access to the Trilogy Golf Club.

Mountain Vista Aquatic Park

The family side’s 15,000-square-foot club features an aquatic park with two water slides, a gymnasium, tennis, pickleball, and a game lawn, plus the six-acre Foothills Center.

The Discovery Trail

A 3.5-mile linear park trail winds through the community, and wide sidewalks with mountain views run along nearly every street.

Who Thrives in Vistancia?

Vistancia suits buyers who want their amenities truly at home: families who will live at the aquatic park, golfers who want a private country club in the neighborhood, and active adults who want the full Trilogy resort lifestyle. The trade-offs are the price premium over central Peoria and the roughly 30 to 35 minute drive to Luke AFB and closer-in Valley jobs, so it is best for buyers whose commute and budget fit the far-northwest location.
