What Is It Like to Live in Estrella Mountain Ranch?
Estrella Mountain Ranch, known to locals simply as Estrella, is Goodyear’s signature master-planned community, a resort-style neighborhood of roughly 20,000 acres built at the foot of the Sierra Estrella mountains. What is it like to live here? Picture lakes, golf, waterparks, more than 50 parks, and 65+ miles of trails as your everyday backdrop, with base HOA dues around $125 a month and six builders offering brand-new homes today. It is one of the most amenity-rich communities in the West Valley.
Estrella suits a wide range of buyers: growing families who want clubs and parks close to home, 55+ buyers drawn to the dedicated CantaMia active-adult district, and military families who appreciate a drive to Luke Air Force Base of about 15 to 25 minutes via I-10 and Loop 303. I have helped buyers call Estrella home for more than 24 years, and I would love to help you do the same.
HOA Fees, Builders, Prices & the Drive to Luke AFB
Here are the numbers buyers ask about first, verified from the community’s official sources and listing data in 2026. Figures change with the market, so treat them as guides and let me pull today’s specifics for you.
Typical HOA Fees
Base master HOA dues run about $125 to $132 per month in 2026, billed quarterly by the Estrella Community, Villages, and Estrella Foothills associations. Gated villages and the CantaMia 55+ district run higher, with CantaMia around $348 per month. Dues cover the residents’ clubs, fitness centers, resort-style pools and splash pads, sports courts, more than 50 community parks, 65+ miles of trails, and use of the two lakes (about 72 acres) with complimentary kayak and boat use. Golf club membership is separate.
Main Builders
Six builders are active in Estrella today: DRB Homes, Lennar, Richmond American Homes, Taylor Morrison, Toll Brothers, and William Ryan Homes, with roughly 20 model homes and 49 floor plans across the community. Taylor Morrison builds the CantaMia 55+ district, and Lennar builds in Montecito and Horizon II.
Price Band (verified, mid-2026)
New homes start in the high $300,000s (2026), with the overall median listing price for new and resale homes at about $517,000 as of mid-2026 (Redfin). Homes range from the high $200,000s up to about $700,000 and beyond on golf, lake, and estate lots. Figures come from Estrella’s official site and listing aggregators as of mid-2026 and change with the market.
Drive Time to Luke AFB
About 15 to 25 minutes. The typical route is Estrella Parkway north to I-10, then Loop 303 north to the Northern Parkway exit, which lands about 4 miles from the base. Expect closer to 30 minutes during morning rush hour or monsoon storms.

What Residents Love
Estrella ranks among the most amenity-heavy communities in the West Valley. Here is what the people who live here love most.
Golf Club of Estrella
An 18-hole, par-72 championship desert course designed by Nicklaus Design, with dining at the Players Grill and a Junior National Golf Club on site.
Two Lakes at the Heart of It
North Lake and South Lake total about 72 acres of water with a Yacht Club offering complimentary kayaks, paddleboards, and boats, plus sailing lessons, a walking path, and an amphitheater around the shores.
Trails by the Mile
More than 65 miles of hiking and biking trails wind through the community, including 33 miles of mountain trails open to hikers, bikers, horseback riders, and ATVs.
Parks Everywhere
Over 50 community parks and more than 500 acres of parks and open space bring playgrounds, sports courts, splash pads, and picnic areas within a short walk of most homes.
Residents’ Clubs & Waterparks
The Starpointe and Presidio Residents’ Clubs offer resort-style fitness centers, heated pools, and splash pads, and StarSplash brings waterslides and a play pool to summer. The CantaMia 55+ district has its own Village Center.
Everyday Convenience
A welcome center with a cafe, on-site dining, shopping, schools, and healthcare round out day-to-day life, so much of what you need is already inside the community.
Who Thrives in Estrella Mountain Ranch?
Estrella works particularly well for growing families who want clubs, pools, and parks close to home; for 55+ buyers who want the resort life without leaving Goodyear; and for military families who value a reasonable drive to Luke AFB of about 15 to 25 minutes. The trade-off? You pay a bit more per square foot than the surrounding areas for the community amenity you get, and homeowners near the golf course and lakes command the top of the price range.
One thing I always tell buyers: if you are considering new construction in Estrella, call me before you visit any builder’s sales office. When you walk in unrepresented, you lose the benefit of a Realtor negotiating on your behalf, and I can get you registered properly from the start so I can help you with pricing, upgrades, and closing cost help.
