What Is It Like to Live in Verrado?
Verrado is Buckeye’s walkable, new-urbanist master plan, an 8,800-acre community designed to feel like an early-1900s small town at the foot of the White Tank Mountains. What is it like to live here? Front-porch homes on tree-lined streets, a Main Street of shops and restaurants you can stroll to, more than 86 parks, 36 holes of Tom Lehman-designed golf, and roughly 26 miles of trails, all about 35 to 50 minutes from downtown Phoenix.
Launched in 2004, Verrado has grown into one of the most beloved addresses in the far West Valley, drawing families, professionals, and empty nesters, with the dedicated 55+ district Victory at Verrado right next door. HOA dues typically run about $150 to $250 a month, the median sale price sits around $550,000, and Luke Air Force Base is about a 20 to 30 minute drive. I have helped buyers call Verrado home for more than 24 years, and I would love to help you do the same.
HOA Fees, Builders, Prices & the Drive to Luke AFB
Here are the numbers buyers ask about first, verified from the community’s official sources and listing data in 2026. Figures change with the market, so treat them as guides and let me pull today’s specifics for you.
Typical HOA Fees
The Verrado Community Association master HOA runs about $146 to $153 per month, and individual villages add roughly $0 to $50, so most households pay about $150 to $250 per month depending on the village, with some estimates up to about $350. Victory at Verrado, the 55+ district, runs higher at about $240 to $258 per month. Dues cover community amenities, common-area landscaping and maintenance, and the park and trail network.
Main Builders
Active builders include David Weekley Homes, Pulte Homes, Toll Brothers, Ashton Woods, Lennar, Meritage Homes, Richmond American, and Capital West. On the Victory 55+ side, K. Hovnanian and David Weekley are building. New construction in 2026 generally starts around $465,000 to $546,000.
Price Band (verified, mid-2026)
The Verrado median sale price was about $550,000 in June 2026. Most resales run from the low $300,000s to the high $800,000s, with custom estates above that, and Victory at Verrado’s median runs around $699,000. Overall, Verrado pricing runs meaningfully above Buckeye’s citywide median, which is the premium you pay for the walkable village lifestyle.
Drive Time to Luke AFB
About 20 to 30 minutes via I-10 east to Loop 303 north, then west on Northern Parkway to the base, about 25 miles total. During base shift change, plan on 25 to 35 minutes.

What Residents Love
Verrado residents will tell you the community has a personality most master plans never achieve. Here is why people fall for it.
A Real Main Street
Verrado’s walkable town center is the heart of the community: boutiques, restaurants, a village green, and a year-round events calendar, from Music on Main concerts to the famous holiday golf cart parade.
36 Holes at Verrado Golf Club
Two championship, public 18-hole courses designed by Tom Lehman: the Founders Course and the Victory Course, with practice facilities, pro shops, and dining at Verrado Grille and Cliff House.
Parks on Every Block
More than 86 neighborhood parks are woven through the villages, from pocket playgrounds to large community greens, so most homes are a short walk from one.
Trails Into the Mountains
Roughly 26 miles of community hiking and biking trails run through Verrado, and White Tank Mountain Regional Park’s trail system starts right next door.
Small-Town Design
Verrado was designed to feel like an early-1900s small town: front porches, tree-lined streets, alleys, and garages tucked behind the homes, so the streets actually feel walkable.
All Ages, Side by Side
The community launched in 2004 and grew into a full cross-section of buyers: families, professionals, and empty nesters, with Victory at Verrado, the 55+ district, right next door.
Who Thrives in Verrado?
Verrado suits buyers who actually want to walk: to coffee, to dinner, to the park, to an event on the village green. It also suits golf lovers who want a public 36-hole club at home, and 55+ buyers who want the full resort lifestyle one village over at Victory. The trade-offs are the price premium over the rest of Buckeye and a longer drive to closer-in Valley jobs, so it is best for buyers whose work and life fit the far-west location.
