Palm Valley
Goodyear’s original master plan: mature palms, lakes, a 27-hole public golf club, and a settled resort feel that three decades of growth built.

What Is It Like to Live in Palm Valley?
Palm Valley is Goodyear’s original master-planned community, a roughly 9,000-acre plan started in 1993 and wrapped around the public 27-hole Palm Valley Golf Club. What is it like to live here? Mature palms, lakes, established landscaping, community pools, and walking trails give it a resort feel that only comes with three decades of growth, all just west of the I-10 corridor.
Because it has been built out for years, homes are almost all resale with real character and no new-construction surprises, most sell in the low to mid-$500,000s, HOA dues vary by neighborhood, and Luke Air Force Base is about a 15 to 20 minute drive. It suits everyone from first-time buyers in attached homes to growing families and retirees on the golf course, and I have helped buyers call it home for more than 24 years.
HOA Fees, Homes, Prices & the Drive to Luke AFB
Here are the numbers buyers ask about first, verified from listing and HOA sources in 2026. Figures change with the market, so treat them as guides and let me pull today’s specifics for you.
Typical HOA Fees
Palm Valley is made up of many sub-associations, so dues vary by neighborhood, typically in the $60 to $235 per month range (examples in 2026: Cortile about $63 to $192, the Villas about $108 to $235, the Vistas about $145 to $218). Fees cover landscaping, common areas, and community pools, parks, and trails depending on the association.
Main Builders
Started in 1993, Palm Valley was built up through the 1990s and 2000s by a range of builders, so today the market is almost entirely resale: mature trees, established landscaping, and no wait for new construction. The original vision wrapped the community around the Palm Valley Golf Club.
Price Band (verified, early 2026)
The median sale price was about $520,000 in March 2026, and most homes sell in the low to mid-$500,000s. The range runs from about $270,000 for smaller attached homes to $1.75 million for golf-course and lakefront models.
Drive Time to Luke AFB
About 15 to 20 minutes via Litchfield Road and/or I-10, roughly 6 to 10 miles depending on where you start. Allow 25 minutes or more during peak traffic.

What Residents Love
Palm Valley was Goodyear’s first taste of master-planned living, and it still sets the tone. Here is what residents love.
Palm Valley Golf Club
A 27-hole public facility designed by Arthur Hills: three 9-hole layouts (North, South, and West) that combine into different 18-hole rounds, with a clubhouse, pro shop, and the Fairway Grille.
Mature, Established Character
Mature palms, citrus trees, and established landscaping give Palm Valley a settled, resort feel that newer communities simply cannot match yet.
Lakes & Greenbelts
Ponds and greenbelts thread through the villages, with lakeside walking paths and quiet water views from many homes.
Pools & Community Centers
Community pools and a community center round out the neighborhood amenity list, with fees handled by each sub-association.
Palm Valley Park
The city-run Palm Valley Park brings a playground, basketball, sand volleyball, ramadas, and open lawn to the neighborhood, a favorite for everyday recreation.
Shopping at Your Door
Palm Valley Corners and The Village at Palm Valley anchor everyday shopping and dining right at the community’s main crossroads.
Who Thrives in Palm Valley?
Palm Valley suits buyers who want an established community with mature landscaping, real golf, and all-ages neighbors, at prices that undercut the newest master plans. Because the homes were built over three decades, you can find everything from a first home in an attached model to a golf-course estate, and the per-square-foot values are often more forgiving than brand-new construction down the road.
The trade-offs: some homes are now 20 to 30 years old, so budgets should include updates, and HOA dues vary by village, so I always pull each association’s exact numbers before we make an offer. I will walk you through all of it.
