Get Pre-Approved
Before you start looking at homes, get a pre-approval letter from a lender. This tells you exactly how much you can afford and shows sellers you are a serious buyer. I work with trusted lending partners who can walk you through your options, including programs for buyers with lower credit scores or limited savings.
Understand Your Financing Options
Conventional Loans
Available with as little as 3% down. Best for buyers with good credit (620+). PMI may be required if you put down less than 20%.
FHA Loans
As low as 3.5% down with a credit score of 580+. Great for first-time buyers or those with less-than-perfect credit.
VA Loans
Zero down payment for eligible veterans and active military. No PMI required. Excellent rates. See my Military & Veterans page for details.
Down Payment Assistance Programs
Arizona offers several programs that can help with your down payment and closing costs. You can buy a home with as little as $1,500 out of pocket.
The Home Search

Making an Offer
When you find the right home, I help you write a competitive offer. I consider the market conditions, the seller's situation, comparable sales, and your budget to craft an offer that gives you the best chance while protecting your interests.
Sellers can help you pay closing costs, and I know how to negotiate for that. I also advise on what to include in your offer: home warranty requests, inspection contingencies, and appraisal contingencies.
Inspection & Due Diligence
The home inspection period is one of the most important parts of the process. I help you understand the inspection report, distinguish between critical issues and cosmetic concerns, and negotiate repairs or credits with the seller.
Appraisal & Loan Processing
Your lender will order an appraisal to confirm the home's value. If the appraisal comes in lower than the offer price, I know how to handle it — whether that means renegotiating, challenging the appraisal, or adjusting your loan terms.
Closing Day
At closing, you will sign your loan documents and finalize the purchase. I review everything with you beforehand so there are no surprises. You do not get your keys the moment you sign — there is a brief funding period, and then you are officially a homeowner.
Rate buy-downs and closing cost credits are tools I use to save you money. I explain everything clearly so you feel confident at every step.
