VA Loans for Military Families: How to Buy a Home Near Luke AFB With Zero Down

If you have PCS orders to Luke Air Force Base, your VA home loan benefit is one of the most powerful tools you will ever use to buy a home. I am Susan Nevel, and I have helped military families buy homes in the Phoenix area since 2002. Here is how the VA loan works in 2026, including the funding fee and BAH. I want to be your Realtor for Life.

What Makes the VA Loan Special

The VA loan is the strongest home buying benefit most service members never fully use. You can buy with no down payment, no private mortgage insurance (PMI), and no prepayment penalty. Sellers can also contribute toward your closing costs within VA guidelines. Because the VA guarantees part of the loan, lenders can offer competitive rates.

Do You Qualify? Eligibility and Your Certificate of Eligibility

Most service members and veterans qualify. Active duty during the Gulf War era (August 2, 1990 to today) needs 90 days of service, peacetime service needs 181 continuous days, and Guard and Reserve members typically need six creditable years in the Selected Reserve. Your discharge must be under conditions other than dishonorable. The first step is requesting your Certificate of Eligibility (COE) through VA.gov using your DD Form 214 or a Statement of Service.

The Funding Fee in 2026

Most VA borrowers pay a one-time funding fee, which can be financed into the loan. For first-time use in 2026, the fee is 2.15% with less than 5% down, 1.50% with 5% or more, and 1.25% with 10% or more. For subsequent use, it is 3.30% with less than 5% down. Veterans with any compensable service-connected disability rating, even 10%, are fully exempt, as are Purple Heart recipients and surviving spouses receiving DIC.

Credit Scores: The Truth

The VA does not set a minimum credit score, so there is no single number that disqualifies you. Lenders set their own requirements: most VA lenders want a score around 620, while some will work with 580 when you have strong income and low debt. If your credit history is imperfect, we can connect you with a lender who understands VA lending.

Loan Limits in 2026

The 2026 baseline conforming loan limit is $832,750 for a one-unit home in standard counties, which covers most Phoenix metro homes. Borrowers with full VA entitlement have no county limit at all; limits apply mainly when entitlement is partially used. Your benefit works from a West Valley starter home to a larger family home.

What Your BAH Means for Your Payment

Basic Allowance for Housing is set for the Phoenix military housing area that includes Luke. The 2026 with-dependents rates are about $2,289 a month for E-5, $2,457 for E-6, $2,475 for E-7, $2,490 for O-3, and $2,646 for O-4. When you rent, that allowance pays a landlord's mortgage. When you buy, it builds equity in your own home.

A Little About Luke AFB and the West Valley

Luke Air Force Base sits in Glendale, about twenty miles northwest of downtown Phoenix. It is home to the 56th Fighter Wing, the largest fighter wing in the U.S. Air Force, flying the F-35A and F-16. The base hosts about 4,300 active-duty members plus reserve and civilian staff. Pilots train over the Barry M. Goldwater Range, a roughly 1.7 million acre desert complex. Glendale, Peoria, Surprise, Litchfield Park, Buckeye, and Goodyear are home to thousands of military families.

Your PCS Timeline With a VA Loan

Start the day your orders drop. Request your COE and VA pre-approval right away, then reach out to a local Realtor about 90 days before your report date. We compare communities, tour homes virtually, and target an offer 60 to 45 days out so appraisal and closing fit. Buying before you arrive is common: I walk through homes with you on video, handle negotiations, attend inspections in person, and we close with a local title company.

Why a Knowledgeable Local Realtor Matters

VA transactions have their own rules, from the appraisal process to the funding fee and entitlement details. I have worked with military families for more than two decades, I know these West Valley communities inside and out, and I am hands-on from start to finish. Your Realtor for Life is not just my brand; it is how I work.
