Phoenix Housing Market: October 2026 Prices, Inventory and Mortgage Rates
By Susan Nevel, REALTOR · AZ & Associates
Happy Wednesday, neighbors. Here is your October 2026 Phoenix housing market check-in, with the freshest data I could verify and a few community favorites to enjoy this fall. I pulled the latest Valley numbers and rounded up the farmers markets worth adding to your weekend routine. Whether you are buying, selling, or just curious about your home's value, I want to be your guide. That is what it means to be Your Realtor for Life.
The October Numbers That Matter
The latest Greater Phoenix data, from the September 2026 STAT report covering August 2026 activity, shows a balanced market:
- Median sales price: $445,000, up about 1.1% from a year ago.
- Active listings: about 23,400 homes on the market in the Valley.
- Months of supply: about 4.3, squarely in balanced territory past the 4-month mark that favors buyers.
- Median days on market: 64, down from 67 a year earlier.
- Mortgage rates: 7.28% for the 30-year fixed in Freddie Mac's weekly survey as of October 1, up from 7.03% the prior week and the highest since 2023. Rates move weekly, so check the current number.
What a Balanced Market Means for You
Plain and simple, buyers have more inventory, more time to tour, and more room to negotiate than in years. Homes priced right and presented well are still selling in about two months, so sellers can stay confident. Everyone gets to make decisions without the old bidding-war pressure.
And if rates have you hesitating, remember that plenty of buyers are still getting into homes right now. VA loans, FHA loans, down payment assistance, and seller-paid closing costs are all on the table, and in Arizona you do not need 20% down. The rate is only half of the story: the price, the terms, and the concessions are the other half, and that is where experience earns its keep.
New Homes and New Chapters in the West Valley
The West Valley remains the metro's most active new-construction corridor:
- Teravalis in Buckeye, the community formerly known as Douglas Ranch, celebrated its grand opening last fall and keeps opening new homes through 2026.
- Saddleback in north Peoria, a roughly 5,300-acre master-planned community near Lake Pleasant, is selling its first village, Saltbrush, with Taylor Morrison and Lennar model homes open now.
- Rio 1900 in Goodyear, approved by the city in January near Estrella Mountain, is moving forward with plans for thousands of homes, apartments, retail, and dining.
- Established favorites are still releasing new phases, including Verrado in Buckeye, Vistancia in Peoria, Estrella in Goodyear, and Sterling Grove and Asante in Surprise.
One gentle reminder before you visit any builder: please contact me before you walk into a sales office. I have resources that can help you get the best deal possible, and once you register with a builder on your own, those options can disappear. A five-minute call can save you thousands.
Fall Farmers Markets Across the Valley
October is the sweet spot for outdoor markets, when the morning air finally feels crisp. Here are weekly favorites from both sides of the Valley:
- West Valley: the Surprise Farmers Market runs Saturdays from 8 a.m. to noon at Ottawa University, 15950 N. Civic Center Plaza. In Old Town Peoria, a farmers market at 777 W. Main St. opens Monday and Thursday afternoons, with hours that shift season to season, so check before you head out.
- East Valley: the Gilbert Farmers Market is back in Downtown Gilbert Saturdays from 8 a.m. to noon at 222 N. Ash St., while Tempe's 6th Street Market at 6th St. and Mill Ave. runs Sundays from 9 a.m. to 1 p.m. through May.
- Central and Scottsdale: the Downtown PHX Farmers Market fills the Arizona Center at 455 N. 3rd St. Saturdays from 8 a.m. to 1 p.m., and the Old Town Scottsdale Farmers Market sets up Saturdays from 8 a.m. to 1 p.m. at the City Hall parking lot, 3939 N. Drinkwater Blvd.
One Calendar Note
If you are planning a bigger outing, my events calendar for late October through the 2026 holidays has the rundown on the Hondo Rodeo Fest, Dia de los Muertos, Suns and Cardinals home games, and the holiday parades and light displays, and the Halloween guide covers family events. Between the markets and the festivals, there is no excuse to stay home.
