Phoenix Metro Market Check-In: New Home Communities and Family Events This Weekend

By Susan Nevel, REALTOR · AZ & Associates

A new single-story home community in the Arizona West Valley at golden hour, with warm sand stucco homes, desert landscaping, and mountain silhouettes on the horizon

Happy Wednesday, neighbors. Here is my late-October market check-in: fresh numbers I can verify, brand-new communities opening across the West Valley, and family events this weekend on both sides of the Valley. Whether you are buying, selling, or just enjoying the season, I am here to help you feel at home.

The Freshest Market Numbers

The newest Greater Phoenix figures come from the September 2026 reports, since full October metro-wide data publishes in November. Here is where the Valley stands:

  • Median sales price: about $450,000 for Greater Phoenix, up roughly 1 percent from August and about flat from a year ago.
  • Active listings: roughly 25,250 homes on the market, up about 4 percent from a year ago.
  • Months of supply: about 4.4 metro-wide, a balanced market that leans toward buyers.
  • Median days on market: about 63 days, faster than the 66 days of a year ago.
  • Mortgage rates: 7.40% for the 30-year fixed in Freddie Mac's October 15 survey, flat for a second week.

What does this mean for you? More homes to choose from, more time to tour, and more room to negotiate than buyers have seen in years. Homes priced right are still selling in about two months, and there are real ways to buy with very little out of pocket: FHA and VA loans, down payment assistance, and seller-paid closing costs. In Arizona, you do not need 20% down, and I love walking first-time buyers through every step.

New Communities Opening in the West Valley

If you have been thinking about new construction, the West Valley is busier than ever:

  • Buckeye: Teravalis, the Howard Hughes master-planned community on 37,000 acres, keeps growing: Risewell Homes' Residences Collection held its model grand opening in September, and Century Communities' Montana Vista is now selling.
  • Peoria: Toll Brothers announced Saddleback, a gated community of single-story luxury homes priced from the low $800,000s, with sales expected to open later this year. Vistancia's Skymark district is actively selling after releasing hundreds of homes this spring.
  • Goodyear: Ashton Woods' La Privada Enclave is coming soon, with three- to five-bedroom homes.
  • Surprise: Halogen Prasada, a 240-unit apartment community, is planned in the Village at Prasada district.

A gentle reminder, friends: please reach out to me before you walk into a builder's sales office. Once you register at a community without a Realtor, the builder's in-house agent represents the builder, and my resources are off the table. A five-minute call can help you get the best deal possible on a new build, and it costs you nothing. I am here for you from the first tour to the final walkthrough.

Family Events This Weekend, October 23 through 25

Halloween season is in full swing. Here is what I have verified for this weekend, starting in the East Valley:

  • Tempe Family BOO Bash on Friday, October 23 from 6 to 10 p.m. at Kiwanis Park North Soccer Fields, with train rides, face painting, a costume parade at 6:30, and a free Toy Story 5 screening.
  • Gilbert Harvest Fest on Friday, October 23, with trunk-or-treat, a petting zoo, pony rides, food trucks, and a bouncy house, $2 a person or $5 a family, or a canned food donation.
  • Harvest in the Heritage District on Saturday, October 24 from 10 a.m. to 5 p.m. in Gilbert's Historic Heritage District, part of the Flavors of Gilbert food festival, with a live pumpkin-carving demonstration by Ray Villafane.
  • Through Halloween, Spook-Track-Ula at McCormick-Stillman Railroad Park in Scottsdale keeps the family fun going all month, and Strange Garden at the Desert Botanical Garden runs October 22 through 31 with a family weekend October 23 and 24.

Over in the West Valley:

  • West MEC Central Campus Trunk or Treat on Friday, October 23 at 6 p.m. in Glendale, free.
  • Desert West October Nights on Saturday, October 24 at 5 p.m. at the Peoria Sports Complex, a trunk-or-treat and fall festival.
  • Fall Fest in Glendale on Saturday, October 24 at 9 a.m.
  • Tolmachoff Farms in Glendale runs its Pumpkin Days and corn maze on weekends through the month.

Weekly markets: the Goodyear Farmers' Market runs Saturdays 8 a.m. to noon at 3151 N. Litchfield Rd., and A Community Affair Farmers Market fills Litchfield Square Park in Litchfield Park Saturdays 8 a.m. to 1 p.m.
