Phoenix Metro Market Update: Fall 2026 Prices and Events Across the East and West Valley
By Susan Nevel, REALTOR · AZ & Associates
Happy Wednesday, neighbors. Here is your mid-October Phoenix metro market check-in, with the freshest data I can verify and a roundup of community events happening across both the East Valley and the West Valley. Whether you are buying, selling, or just enjoying the season with your family, I want to be your guide. That is what it means to be Your Realtor for Life.
The Freshest Market Numbers
The newest Greater Phoenix figures come from the September 2026 STAT report, since the full October metro-wide numbers publish in November. Here is where the Valley stands:
- Median sales price: $450,000 for Greater Phoenix, up about 1.1% from August and roughly flat from a year ago.
- Active listings: about 25,250 homes on the market in September.
- Months of supply: about 4.4 metro-wide, with Maricopa County around 3.6 and Pinal County around 4.4.
- Median days on market: about 62 days for the Phoenix-Mesa-Scottsdale metro.
- Mortgage rates: 7.40% for the 30-year fixed in Freddie Mac's October 8 survey, up from 7.28% the week before and above the 6.30% of a year ago.
What does this mean for you? The market is balanced, leaning toward buyers. More inventory means more choices and more room to negotiate, while homes priced right and presented well are still selling in about two months. And if rates have you hesitating, remember that VA loans, FHA loans, down payment assistance, and seller-paid closing costs are all on the table. In Arizona you do not need 20% down.
East Valley: Music, Tacos, and Fall Festivals
The East Valley has a packed weekend coming up:
- Mesa Music Festival fills downtown Mesa Thursday through Saturday, October 15 through 17, with live music across multiple stages. Details at mesamusicfest.com.
- Arizona Taco Fest returns to Salt River Fields in Scottsdale on Saturday and Sunday, October 17 and 18, with taco vendors and live music. Tickets at saltriverfields.com/tacofest.
- Spirits of Mexico Festival celebrates Mexican culture in Chandler on Saturday, October 17.
- Fastball Comedy Festival brings stand-up comedy to Sloan Park in Mesa on October 17 and 18.
- Through the end of the month, the Fall Festival at Vertuccio Farms in Mesa and the Pumpkin and Chili Party at Schnepf Farms in Queen Creek are great picks for families.
For weekly routines, the Gilbert Farmers Market runs Saturdays from 8 a.m. to noon in Downtown Gilbert, the Old Town Scottsdale Farmers Market is Saturdays from 8 a.m. to 1 p.m. at 3939 N. Drinkwater Blvd., and the Downtown Chandler Farmers Market is Saturdays from 9 a.m. to 1 p.m. at Dr. A.J. Chandler Park West.
West Valley: Car Shows, Carnivals, and Family Fun
The West Valley is just as busy:
- Somos Peoria wraps up its Hispanic Heritage celebration on Saturday, October 17 with the Bombs Without Boundaries Car Show at Peoria City Hall and Centennial Plaza, 11 a.m. to 6 p.m. Details at peoriaaz.gov/somospeoria.
- Billy Moore Days, Avondale's hometown carnival, runs October 22 through 25 at Festival Fields Park, 101 E. Lower Buckeye Rd., with the parade through Old Town Avondale on Saturday morning, October 24. See avondaleaz.gov for the full schedule.
- Ghosts and Goodies brings a family Halloween celebration to Westgate Entertainment District in Glendale on Friday, October 23, from 5 to 10 p.m. Details at westgateaz.com.
- The Special Olympics Arizona Fall Games take over the Oasis Swim Center and Mark Coronado Park in Surprise on October 23 and 24.
- Peoria's Halloween Monster Bash fills the City Hall Campus and Centennial Plaza on Saturday, October 24, from 5 to 9 p.m., and Goodyear hosts its Boo Bash and 5K Dash the same day.
If you are in Buckeye, the C.A.M.P. community produce market at Vescent Church runs weekly with no income or residency requirements, a great way to stretch the grocery budget.
One Calendar Note
For the bigger picture, my events calendar for late October through the 2026 holidays covers the State Fair finale, Dia de los Muertos, the Hondo Rodeo Fest, and the season's parades and light displays, and the Halloween guide has family events across the Valley. Between the festivals, the markets, and the carnivals, there is no excuse to stay home.
Fall is my favorite time in Arizona, and this one is full of reasons to get out and enjoy your community.
