Happy Wednesday, neighbors. It is the first week of November, the weather is gorgeous, and the Phoenix market has fresh numbers to share along with a packed weekend of events on both sides of the Valley. Here is my verified November 2026 market check-in: what prices, inventory, and rates are actually doing, plus the festivals, night markets, and art shows I am most excited about. Whether you are buying, selling, or just getting out with your family, I want to be your guide. That is what it means to be Your Realtor for Life.

The Freshest Market Numbers

The newest full-market picture comes from the October 2026 STAT report published by ARMLS, which covers September data across Greater Phoenix. Here is where the Valley stands:

  • Median sales price: $450,000, up about 1.1% from August's $445,000 and roughly flat from a year ago.
  • Active listings: about 25,250 homes on the market, up from about 23,400 in August.
  • Months of supply: about 4.45 metro-wide, up from about 4.3 in August, keeping the market firmly balanced.
  • Median days on market: about 63 days to contract, down from about 66 a year ago. Homes priced right are still moving.
  • Mortgage rates: 7.24% for the 30-year fixed in Freddie Mac's survey for the week ending October 29, 2026, down from 7.32% the week before.

What does this mean for you? The market is balanced, with a slight edge for buyers: more inventory means more choices and more room to negotiate, while well-priced, well-presented homes are still selling in about two months. And if rates have you hesitating, remember that VA loans, FHA loans, down payment assistance, and seller-paid closing costs are all on the table. In Arizona you do not need 20% down to get started.

Whether you are wandering the lights along the Scottsdale canal, browsing artists in Litchfield Park, or grabbing tacos at the Peoria Night Market, there is something for everyone this weekend from Goodyear to Gilbert, Surprise to Chandler.
