August is the height of PCS season, and every summer I work with military families who are making this exact transition. Luke Air Force Base is located in Glendale, about 15 miles west of downtown Phoenix. It is home to the 56th Fighter Wing and is the premier training base for F-35A Lightning II and F-16 Fighting Falcon pilots. With roughly 7,500 active-duty members and thousands of military families living across the West Valley, there is a strong and welcoming community here. Navigating PCS Season: A Summer Timeline

Peak PCS season runs from May 15 through September 30 each year, and the summer months are when most households goods shipments are being scheduled. If you are moving now, here is a practical timeline that can help keep things on track:

• Before you leave your current base. Start your housing research as early as possible. Get pre-approved for a VA loan even if you are not sure you will buy right away. Having a pre-approval in hand gives you the flexibility to move fast when you find the right home. I can connect you with a local lender who specializes in VA loans and works with out-of-state buyers every day.
• Two to three weeks before your report date. This is the time to make a decision on temporary versus permanent housing. If you plan to buy, this is when we want to be actively looking at homes. Many of my military clients purchase their homes before they ever set foot in Arizona. I can walk through homes with you over video, answer your questions in real time, and handle the entire offer and negotiation process on your behalf.
• Your first week in Arizona. Check in at the Military and Family Support Center at Luke. If you bought a home before arriving, this is when we do your final walkthrough and get you the keys. If you are renting first, I can help you find a temporary rental in a neighborhood that puts you close to base while you get to know the area.
• Your first 30 days. Get your kids enrolled in school, register your vehicles, and update your drivers licenses. If you rented, this is a great time to start exploring neighborhoods for a future home purchase. I am always available to answer your questions as you settle in.

Understanding the VA Loan: Your Most Powerful Benefit

The VA loan is one of the best benefits of your military service, and I want every military family I work with to understand just how valuable it is. Here is what it offers:

• Zero down payment. You do not need to save up 20 percent or even 5 percent. You can buy a home with no money down.
• No private mortgage insurance. Unlike conventional and FHA loans, VA loans do not require PMI. That saves you hundreds of dollars every month.
• Competitive interest rates. VA loans typically offer rates that are as good as or better than conventional loans.
• Flexible credit requirements. The VA does not set a minimum credit score. Many lenders require a 620 or higher, but I work with lenders who understand military families and can help you explore your options.
• Seller can pay closing costs. Sellers can contribute up to 4 percent of the purchase price toward your closing costs and prepaids, which means you could buy a home with truly nothing out of pocket.

The VA loan can be used for single-family homes, condominiums, townhouses, and new construction homes. And here is something many people do not know: you can use your VA loan benefit more than once. If you sell your home or pay off the loan, you can restore your entitlement and use the benefit again.

How Your BAH Works in Today's Market

The 2026 Basic Allowance for Housing rate for the Phoenix metro area provides solid purchasing power in the West Valley. For an E-5 with dependents stationed at Luke AFB, the BAH rate is $2,289 per month. For an E-6 with dependents, it is $2,457 per month. For officers, the BAH ranges from approximately $2,319 for an O-1 with dependents up to $3,294 per month for an O-5 or above.

In today's market, those BAH rates go a long way. Homes in Surprise, Buckeye, and Goodyear offer excellent value, and many families find that their BAH covers their entire monthly housing payment when they use a VA loan with no down payment. Where to Live Near Luke AFB

The most popular communities for Luke AFB families are in the West Valley, where commutes are shorter and home values are strong:

• Surprise. A 15 to 25 minute commute to base. Surprise is one of the fastest-growing cities in Arizona and offers newer homes, excellent parks, and family-friendly neighborhoods. Many military families choose Surprise because their BAH stretches further here.
• Litchfield Park. Just 5 to 10 minutes from the base. Litchfield Park has a charming historic downtown with tree-lined streets and beautiful homes. It is a wonderful option if you want to live close to base and enjoy a small-town feel.
• Goodyear. A 15 to 20 minute drive. Goodyear features resort-style master-planned communities including Estrella Mountain Ranch and Palm Valley, with great schools and amenities.
• Buckeye. The best value in the region with a 15 to 30 minute commute. Verrado in Buckeye is a beautiful master-planned community with a classic downtown, excellent schools, and homes that offer incredible space for your BAH dollar.
• Avondale and Glendale. More established communities with affordable options and commutes of 10 to 25 minutes. Glendale is where the base is actually located, so it offers the shortest commute of all.

Schools for Military Families

If you have school-age children, you are likely thinking about school enrollment. Arizona welcomes military families, and school districts across the West Valley have experience working with families arriving on PCS orders. The Dysart Unified School District serves Surprise and El Mirage. The Agua Fria Union High School District serves Avondale, Goodyear, and Litchfield Park. The Buckeye Elementary and Union High School Districts serve the Buckeye area. The Peoria Unified School District serves Peoria and Glendale. These districts have dedicated staff to help you with enrollment, transcripts, and school placement, even when you arrive mid-summer or during the school year.

Important Note for Summer Moves

Moving to Arizona in August means you are arriving during monsoon season. Afternoon thunderstorms with heavy rain and gusty winds are common from June through September. When you schedule your move, try to plan your arrival for the morning hours when the weather is typically calmer. Also, the summer heat is real. Phoenix temperatures in August are regularly between 105 and 112 degrees. Make sure your new home has working air conditioning before you arrive, and stay hydrated during your move.
