PCS to Arizona: A Military Relocation Guide for Luke AFB and the Phoenix West Valley

It is home to the 56th Fighter Wing and is the primary training base for F-35A Lightning II and F-16 Fighting Falcon pilots. The PCS Timeline: Start Planning Now

I recommend starting your housing research 90 to 120 days before your report date. Here is a timeline that works well for most of the families I work with:

• 90 to 120 days out: Start looking at neighborhoods and get pre-approved for a VA loan if you plan to buy.
• 6 to 8 weeks out: Submit your VA loan pre-approval. You will need your DD-214 or statement of service, two years of W-2s, recent pay stubs, and bank statements.
• 30 days out: Confirm your household goods pickup schedule and arrange temporary lodging. The Fighter Country Inn on base has pet-friendly rooms available.
• 1 to 2 weeks out: If you are buying, I can help you do a final walkthrough remotely. Many of my military clients purchase their homes before they ever set foot in Arizona.
• Upon arrival: Check in with the Military and Family Support Center at Luke. I can also meet you at your new home to make sure everything is ready.

Understanding Your BAH and Housing Options

The 2026 Basic Allowance for Housing rate for the Phoenix metro area for an E-5 with dependents is $2,289 per month. For an E-6 with dependents, it is $2,457 per month. These rates are designed to cover the cost of a home in the area, and the good news is that many homes in the West Valley fit comfortably within your BAH.

The VA loan is one of the most powerful benefits available to you. It requires zero down payment and no private mortgage insurance. I want every military family I work with to understand how valuable this is. With VA loan rates and no down payment required, your monthly payment can be very manageable, especially when you factor in BAH.

Many military families I have worked with have purchased homes in communities across the West Valley. There are excellent options for every budget and lifestyle.

Where Should You Live?

The most popular areas for Luke AFB families include:

• Surprise. This is one of the most popular choices for military families. It offers a 15 to 25 minute commute to base, strong schools, and BAH-aligned pricing with many newer communities.
• Litchfield Park. The closest option at just 5 to 10 minutes from the base. It has a charming historic downtown and upscale homes with tree-lined streets.
• Goodyear. A 15 to 20 minute drive with resort-style master-planned communities like Palm Valley and Estrella Mountain Ranch.
• Buckeye. The best value in the region, with a 15 to 30 minute commute and beautiful communities like Verrado. Many families find larger homes for their BAH dollar here.
• Avondale. A very affordable option with a 12 to 25 minute commute and great access to shopping and dining.
• Glendale. The most established city around Luke, with homes in many price ranges and a commute of 20 to 30 minutes.

Renting Versus Buying

Many military families ask me whether they should rent or buy. The answer depends on how long you expect to be stationed here and what your financial goals are. If you plan to be at Luke for three years or more, buying is often a smart move. You build equity, you benefit from Arizona's appreciating housing market, and you have a home that is truly yours.

If your assignment is shorter or you want to get to know the area first, renting for the first year and then buying later is a great strategy. Either way, I can help you find the right option for your family.
