Winter PCS to Luke AFB: Moving Your Family to Arizona in December, January, or February
By Susan Nevel, REALTOR · AZ & Associates
If your PCS orders to Luke Air Force Base have you moving in December, January, or February, you are in good company. I am Susan Nevel, and I have helped military families relocate to the Phoenix area since 2002. Winter moves happen every year, and with the right timeline they can be calmer than the summer rush. I want to be your Realtor for Life, before, during, and after your move.
Yes, the Military Moves Families in Winter
Peak PCS season runs roughly mid-May through August or September, but assignments come down all year long. The December through January cycle alone brings around 400,000 service members and their families to new duty stations. You are not alone, and there are real advantages to the winter timeline. Household goods scheduling is often easier, so you can lock in the pack-out and delivery windows you actually want. Just watch the holiday calendar: transportation offices, housing offices, and moving crews run reduced hours around late December, so schedule early through the Defense Personal Property System and confirm your dates before the holidays.
A Little About Luke AFB
Luke Air Force Base sits in Glendale, about twenty miles northwest of downtown Phoenix. It is home to the 56th Fighter Wing, the largest fighter wing in the U.S. Air Force and the primary active-duty fighter pilot training wing, flying the F-35A Lightning II and the F-16 Fighting Falcon. The base hosts about 5,280 active-duty members plus reserve, civilian, and family populations, and graduates more than 400 pilots and 300 air control professionals a year. Pilots train over the nearby Barry M. Goldwater Range, a roughly 1.7 to 1.9 million acre Sonoran Desert complex. For your move, the practical takeaway is simple: Glendale, Peoria, Surprise, Litchfield Park, Buckeye, and Goodyear are home to thousands of military families who have made this same move.
Your 2026 BAH at Luke AFB
Basic Allowance for Housing is set for the Phoenix military housing area that includes Luke, and it updates at the start of each calendar year. Here are the 2026 with-dependents rates for common pay grades:
- E-5: about $2,289 per month
- E-6: about $2,457 per month
- E-7: about $2,475 per month
- O-3: about $2,490 per month
- O-4: about $2,646 per month
Because the new year brings a fresh rate cycle, check your LES for your exact figure when you check in. One thing I remind every military buyer: when you rent, your BAH pays a landlord's mortgage. When you buy, that same allowance goes toward your own payment and builds equity for your family.
School Enrollment Midyear Is Easier Than You Think
Families often worry about changing schools midyear, and this is one place Arizona is genuinely military-friendly. The Interstate Compact on Educational Opportunity for Military Children, known as MIC3, requires receiving schools to enroll military children immediately using unofficial records, so hand-carry a copy of your records when you leave. You get about 30 days to provide updated immunization records, and students with IEPs or 504 plans receive comparable services while the new school evaluates their needs. School Liaison Officers at your installation and at Luke can smooth the conversation with the districts serving the West Valley.
Planning Your Winter PCS Timeline
A winter move compresses the same checklist as a summer one, so start the day orders drop. Get your Certificate of Eligibility and VA pre-approval right away, then reach out to a local Realtor about 90 days before your report date. That gives us time to compare communities, tour homes virtually, and target an offer 60 to 45 days out so appraisal, underwriting, and closing fit before report day. Buying before you arrive is common: I walk through homes with you on video, handle negotiations, attend inspections in person, and we close with a local title company, often before the moving truck leaves your old base.
Why a Knowledgeable Local Realtor Matters
You are already managing movers, holiday schedules, and a report date. What you do not need is a transaction where someone disappears after the paperwork. I am hands-on from start to finish, I have worked with military families for more than two decades, and I know these West Valley communities inside and out. Your Realtor for Life is not just my brand; it is how I work.
