If you are a first-time home buyer looking in the Phoenix metro area, you have probably seen them: beautiful new construction communities with model homes, welcome centers, and signs that say "Now Selling." Communities in Goodyear, Buckeye, Surprise, Peoria, and all across the Valley are offering brand-new homes with modern floor plans, energy-efficient features, and builder incentives. And I want to share something important with you before you visit any of them: please call me first. It could save you thousands of dollars and a lot of frustration. I want to be your Realtor for Life, and that starts with making sure you are protected from day one.

Why You Should Never Walk Into a Builder's Sales Office Alone

This is the single most important thing I can tell any buyer considering new construction. When you walk into a builder's sales office on your own, you are registered as an unrepresented customer. The agent inside that model home works for the builder, not for you. Their job is to sell the builder's homes at the best possible price for the builder. That is just how it works.

Once you have been registered as an unrepresented buyer, most builders will not allow you to bring in your own Realtor later. I have had buyers call me after visiting a builder on their own, only to learn that they cannot add me to their file. They lose the opportunity to have someone on their side negotiating for them, and that can cost them thousands in missed incentives, unnegotiated upgrades, and unfavorable contract terms.

The solution is simple. Before you visit any builder, call me. I will register you properly, and I will be your advocate every step of the way. It costs you nothing because the builder pays my commission. You get full representation at no extra cost.

What Your Realtor Does for You on a New Build

Some first-time buyers wonder whether they even need a Realtor for a new construction home. After all, the builder is building the home, right? Here is what many people do not realize: there is plenty of negotiation and decision-making in a new build transaction, and having an experienced agent on your side makes a real difference.

Here is what I do for my buyers when they purchase a new construction home:

  • I review the builder's contract. Builder contracts are written to protect the builder. I have read dozens of them over 24 years, and I know which clauses need attention, what deadlines matter, and where the fine print could cost you.
  • I negotiate upgrades and incentives. Builders typically offer design center credits, closing cost assistance, or interest rate buy-downs. But these are almost always negotiable. I know what builders in the Valley are willing to offer and when to push for more.
  • I recommend trusted lenders. Many builders have preferred lender relationships that come with incentives. But those lenders are not always the best fit for every buyer. I can help you compare your options so you make the right choice.
  • I guide you through the design center. Choosing finishes, flooring, cabinets, and countertops can be overwhelming, especially for first-time buyers. I help you focus on upgrades that add real value and avoid spending money on things that do not matter as much.
  • I attend your inspections. I schedule and attend every inspection, including the pre-drywall walkthrough and the final walkthrough. I catch things that buyers miss, and I make sure the builder addresses them before closing.
  • I am there at closing. I sit with you at the closing table to make sure everything is in order. It is a big moment, and I do not want you going through it alone.

Builder Incentives You Should Know About

Builders in the Phoenix metro area offer a range of incentives to attract buyers, and the specific offers change with market conditions. Here are some of the common incentives I have seen my buyers take advantage of:

  • Closing cost assistance. Many builders will contribute toward your closing costs, which can save you thousands of dollars at the closing table. This is one of the most valuable incentives because it reduces your out-of-pocket expenses directly.
  • Design center credits. Builders often give you a certain amount of money to spend on upgrades in their design center. This can cover things like upgraded flooring, countertops, cabinets, or appliances. I help my buyers choose upgrades that add the most value.
  • Interest rate buy-downs. Some builders offer to buy down your mortgage rate for the first year or two. This can lower your monthly payment and make the home more affordable upfront while you build equity.
  • Free upgrades. Certain floor plans or lots may come with included upgrades as part of a seasonal promotion. I keep an eye on what different builders are offering and let my buyers know when there is a deal worth considering.

The key thing to understand is that these incentives are not always advertised. Builders often have room to negotiate, especially on homes that have been on the market for a while or on specific inventory homes that are nearing completion. The New Build Buying Process Step by Step

If you have never bought a new construction home before, here is what the process looks like:

Step 1: Get pre-approved. Before we visit any builder, I will connect you with a trusted lender so you know exactly what you qualify for. This step is the same whether you are buying new construction or an existing home. You need to know your budget before you start looking.

Step 2: Call me before you visit any builder. I cannot say this enough. Reach out to me first, and I will register you properly. From there, we can visit communities together or I can set everything up so you are protected.

Step 3: Choose your community and floor plan. We will tour model homes together and talk about what matters most to you: location, schools, commute, community amenities, and home size. I know the communities across the Valley and can help you narrow down your options.

Step 4: Reserve your lot and sign the contract. Once you have chosen a community and floor plan, you will put down a deposit to reserve your lot. I will go through the contract with you line by line and negotiate the best terms I can.

Step 5: Design your home. You will visit the builder's design center to choose everything from flooring and countertops to cabinets and light fixtures. I will be there to help you prioritize upgrades that add real value.

Step 6: Monitor construction. While your home is being built, I keep in touch with the builder and check on progress. I attend the pre-drywall walkthrough to make sure everything is on track.

Step 7: Final walkthrough and closing. Before closing, we do a final walkthrough together to make sure everything is complete and correct. Any issues get flagged to the builder for resolution before we sign the paperwork.

New Build vs. Existing Home: Which Is Right for You?

Every first-time buyer is different, and I help my clients weigh the pros and cons of both options. New construction homes offer modern finishes, energy efficiency, builder warranties, and the ability to customize. Existing homes offer established neighborhoods, mature landscaping, no waiting period, and often a lower price per square foot.

Can First-Time Buyers Afford New Construction?

Yes. And here is why so many first-time buyers in Arizona can make it work. You do not need 20 percent down to buy a new construction home. FHA loans allow as little as 3.5 percent down. VA loans for eligible military members and veterans require zero down. And Arizona's down payment assistance programs can help cover a significant portion of what you need.

On top of that, many builders offer financing incentives specifically for first-time buyers, including closing cost assistance and rate buy-downs that make the monthly payment more affordable. The combination of a low-down-payment loan, builder incentives, and down payment assistance can make buying a brand-new home a reality with very little money out of your pocket. I have helped first-time buyers get into new construction homes with less than $1,500 of their own money at closing.

The key is planning and having the right team on your side. Start with a pre-approval from a lender who knows the programs available in Arizona, and then call me before you visit any builders. That simple sequence can save you thousands of dollars and give you a much smoother experience.
