Moving to Arizona From New York: Cost of Living, Taxes, and Home Prices
By Susan Nevel, REALTOR · AZ & Associates
Are you thinking about moving from New York to Arizona, whether now or in the next year or two? Whether you are in Manhattan, Brooklyn, Buffalo, or anywhere in between, I am here to help you think it through honestly. I have been helping out-of-state buyers make this move since 2002, and I want to be your Realtor for Life, before, during, and after your move. Here is how New York and the Phoenix area really compare in 2026.
Why New Yorkers Keep Moving to Arizona
New York has been one of the biggest sources of outbound moves in the country. In the most recent IRS migration data, New York recorded the second-largest net loss of tax filers of any state, while Arizona ranked among the top net-gain states. The reasons come up in almost every call I take from out-of-state buyers: much lower taxes, a lower cost of living, more affordable homes, a strong Phoenix-area job market, and more than 300 sunny days a year.
The Tax Difference Is Real
Arizona's state income tax is a flat 2.5 percent, the lowest top rate among states that collect an income tax. New York's top marginal rate is 10.9 percent. That difference shows up in your paycheck every single month, and for many families it adds up to thousands of dollars in savings each year. Pair that with lower property taxes on a more affordable home, and the financial picture becomes very compelling.
Cost of Living: New York City vs. Phoenix
The comparison that matters most is New York City versus Phoenix, since that is where the biggest price gaps show up. Cost-of-living data from Numbeo puts New York City roughly 36 percent more expensive than Phoenix before rent, and about 74 percent more once rent is included. BestPlaces estimates that homes in New York City run about 63 percent more expensive than comparable homes in Phoenix. Simply put, your dollar goes further in Arizona, which is why so many buyers tell me they can finally afford the home they want here.
Home Prices: What Your Money Buys in Phoenix
The newest Greater Phoenix figures, as of early October 2026, show a median sold price around $500,000, up about 3.5 percent from a year ago, with roughly 3.7 months of supply. That is a balanced market, meaning you have more choices and room to negotiate than buyers had a few years ago, and seller concessions are becoming more common. Compared with the New York City metro, where like-for-like homes cost about 63 percent more, the same budget simply buys more house here.
In the West Valley cities I work in every day, like Peoria, Surprise, Goodyear, Buckeye, and Litchfield Park, that price range can mean a newer stucco home with community amenities, a pool, and mountain views. The East Valley offers a different pace in Chandler, Gilbert, Tempe, and Mesa. Whatever drew you to Arizona, there is a Valley neighborhood that fits your family, and I can help you find it.
Mortgage Rates and Buying With Less Down
Mortgage rates are still elevated. Freddie Mac's survey put the 30-year fixed rate at 7.32 percent for the week ending October 22, 2026. Higher rates are not a reason to wait forever. You can refinance down the road, and what matters most is the monthly payment that works for your family today.
And do not let the 20 percent down myth stop you. FHA loans start at 3.5 percent down, VA loans require zero down, and conventional loans can go as low as 3 to 5 percent. Here in Arizona, I regularly help buyers close with as little as $1,500 out of pocket using down payment assistance and seller-paid closing costs. Coming from a high-cost state, those savings add up fast.
Buying From New York Without Flying Out
You do not have to be in Arizona to buy a home here. I help out-of-state buyers purchase remotely every week. We start with a quick call to get you pre-approved, then I walk through homes with you on video, showing every room, the commute, and the neighborhood. I handle the negotiations, you sign electronically, and I attend inspections in person on your behalf. We close with a local title company remotely, and some of my clients close on their Arizona home before they ever set foot in the state.
