You are not alone in considering this move. In the most recent Census Bureau data, more than 10,000 people moved from Illinois to Arizona in a single year, making Illinois one of the top source states for Arizona's new residents. In 2023, more than 256,000 people moved into Arizona from other states overall. People come for the weather, the lifestyle, the space, and the financial picture, and the trend has kept the Valley growing.

The Tax Picture: Where Arizona Shines

One of the first things my clients ask about is taxes, and it is a fair question. Illinois taxes income at a flat rate of 4.95 percent. Arizona's state income tax is a flat rate of just 2.5 percent. That difference, along with the way Arizona treats retirement income and its overall tax-friendly reputation, is one of the biggest financial reasons people make the move.

When you add the cost-of-living picture, the numbers keep moving in Arizona's favor. Most cost-of-living comparisons find Phoenix about 10 to 15 percent less expensive than Chicago once housing is included. That is money you can put toward a larger home, a bigger yard, or peace of mind.

The Phoenix metro area is a much more balanced market than it was a few years ago, and that is good news for buyers. The median home price in Phoenix sits in the mid-$400,000s, with the broader market showing more inventory, homes staying on the market longer, and more room to negotiate than we saw during the recent boom. Buyers today have time to compare neighborhoods, ask questions, and make a thoughtful offer instead of feeling rushed into a decision.

Every suburb has its own character. In the West Valley, places like Goodyear, Peoria, Surprise, and Buckeye offer newer communities, resort-style amenities, and increasingly affordable price points. Farther east, Chandler, Gilbert, Tempe, and Scottsdale bring their own energy, tech jobs, and established neighborhoods. What Surprises People Coming From the Midwest
