Moving to Arizona From Connecticut: Taxes, Home Prices, and How Buying Remotely Works

Why People Are Leaving Connecticut for Arizona
Connecticut has seen more residents leave than arrive in recent years, a pattern echoed across the Northeast. Arizona is the opposite: migration data rank it 4th in the nation for net domestic migration in 2024, adding roughly 51,000 to 55,000 new residents, and 5th the year before at about 62,500. New England families are part of that same pattern, drawn by the sunshine, the jobs, and the lower cost of owning a home.
The Tax Picture: Connecticut vs. Arizona
Taxes are usually the first thing my clients from the Northeast ask about, and for good reason. Connecticut's income tax rises from 2 percent to a top rate of 6.99 percent. Arizona uses a flat 2.5 percent income tax for everyone, in effect since January 2023. At the top end, Connecticut earners can be taxed at nearly three times Arizona's rate.
Property taxes favor Arizona even more. Connecticut's effective rate is roughly 1.5 to 1.7 percent of a home's value, among the highest in the country, while Arizona's is closer to 0.5 to 0.6 percent. Add the income tax savings together and the annual gap reaches into the thousands of dollars for a typical family.
How Home Prices Compare
The two states are closer on price than people expect. Recent 2026 estimates put Connecticut's median home value at roughly $447,000 to $498,000 depending on the source. In Phoenix, the most recent published figure has the Maricopa County median home price near $504,900 as of August 2026, up about 1 percent year over year, a sign of steady, balanced growth.
So the headline number is similar, but the home you get is not. Here in the Valley, that price range buys a newer stucco home with a pool and resort-style community amenities, especially in the West Valley cities I work in daily, like Goodyear, Peoria, Surprise, Buckeye, and Litchfield Park. The East Valley offers a different pace in Chandler, Gilbert, Tempe, and Mesa. Whatever you love about New England, there is a Valley neighborhood that fits you, and I can help you find it.
An Honest Look at Cost of Living
On the whole, Arizona is roughly 9 percent cheaper to live in than Connecticut, with groceries about 18 percent less and childcare a big difference. But housing varies by metro: Stamford is about 30 percent more expensive than Phoenix and New Haven 12 percent higher, while the Hartford area actually runs about 14 percent less. Where you save the most depends on where you are coming from, and I always look at your specific situation.
Mortgage Rates Right Now
The 30-year fixed rate is back around 7 percent this month, hitting 7.07 percent in mid-September for the first time since May 2025, with weekly averages near 6.8 percent. Higher rates are not a reason to wait forever. You can refinance down the road, and what matters most is the monthly payment that works for your family today. That is exactly the math I help my out-of-state buyers run.
Do not let the 20 percent down myth stop you either. FHA loans start at 3.5 percent down, VA loans require zero down, and conventional loans can go as low as 3 to 5 percent. Here in Arizona, I regularly help buyers close with as little as $1,500 out of pocket using down payment assistance and seller-paid closing costs. Coming from a high-property-tax state, those savings compound fast.
