Moving to Arizona From California: Cost of Living, Home Prices, and Buying Remotely

Are you thinking about moving from California to Arizona, whether now or in the next year or two? Whether you are in Los Angeles, San Diego, the Bay Area, or the Central Valley, I am here to help you think it through honestly. I have been helping out-of-state buyers make this move since 2002, and I want to be your Realtor for Life, before, during, and after your move. Here is how California and the Phoenix area really compare in 2026.

Why Californians Keep Moving to Arizona

California is by far Arizona's top source of new residents. In the most recent full-year count, roughly 52,000 people moved from California to Arizona in 2024, more than the next two source states combined. Over the past decade, more than 630,000 Californians have made the move, which works out to about 173 people a day. The reasons are consistent: a lower cost of living, more affordable homes, lower taxes, a growing job market in tech, semiconductors, and healthcare, and roughly 300 sunny days a year.

Cost of Living: Where Your Dollar Goes Further

Arizona's overall cost of living runs about 29 to 32 percent lower than California's, according to regional price data. That difference shows up in the big-ticket items that matter most: housing, taxes, and everyday expenses. For many of my clients, the same salary that feels stretched in California gives them real breathing room here.

Home Prices: California vs. Phoenix

The housing gap is the headline for most buyers. California's median home price is roughly $785,000 to $915,000 depending on the source, more than double Arizona's. Here in the Valley, the Greater Phoenix median sales price was $445,000 in August 2026, and the City of Phoenix median came in at $484,500 as of October 1, 2026. With about 4.3 months of supply, the market sits in balanced territory, which means buyers have room to negotiate and sellers still get fair value.

What does that price difference buy you? In the West Valley cities I work in daily, like Goodyear, Peoria, Surprise, Buckeye, and Litchfield Park, that range can mean a newer stucco home with a pool and resort-style community amenities. The East Valley offers a different pace in Chandler, Gilbert, Tempe, and Mesa. Whatever you love about California, there is a Valley neighborhood that fits you, and I can help you find it.

The Tax Difference Adds Up Fast

California's income tax is progressive, with a top marginal rate of 13.3 percent. Arizona uses a flat 2.5 percent rate, one of the lowest in the country. A household earning $150,000 pays roughly $9,858 in California state income tax versus about $3,348 in Arizona. Property taxes favor Arizona too: the effective rate is about 0.44 percent of a home's value here versus roughly 0.70 percent in California, and the average annual bill runs about $1,782 in Arizona compared with about $5,388 in California.

What to Expect in the Market Right Now

Mortgage rates are still elevated. The national average 30-year fixed rate was about 7.4 percent in the first week of October 2026, and Arizona averages can run a little higher depending on your lender, credit profile, and down payment. Higher rates are not a reason to wait forever. You can refinance down the road, and what matters most is the monthly payment that works for your family today.

And do not let the 20 percent down myth stop you. FHA loans start at 3.5 percent down, VA loans require zero down, and conventional loans can go as low as 3 to 5 percent. Here in Arizona, I regularly help buyers close with as little as $1,500 out of pocket using down payment assistance and seller-paid closing costs. Coming from a high-cost state, those savings compound fast.

Buying From California Without Flying Out

You do not have to be in Arizona to buy a home here. I help out-of-state buyers purchase remotely every week. We start with a quick call to get you pre-approved, then I walk through homes with you on video, showing every room, the commute, and the neighborhood. I handle the negotiations, you sign electronically, and I attend inspections in person on your behalf. We close with a local title company remotely, and some of my clients close on their Arizona home before they ever set foot in the state.
