Your First Home in Arizona: A Step-by-Step Guide for First-Time Buyers

If you are a first-time home buyer in Arizona, I want you to know something important right away: buying a home is more achievable than you probably think. You do not need perfect credit. You do not need 20% down. And you certainly do not need to figure this out alone. I am here to walk you through every step, and I want to be your Realtor for Life.

Step 1: Understand What You Can Afford

The first step is getting pre-approved with a lender. This is different from pre-qualification. A pre-approval means a lender has reviewed your financial situation and committed to lending you a specific amount. It gives you a clear budget and shows sellers you are a serious buyer.

I have relationships with trusted local lenders who can help you understand your options, including programs that require very little money out of your pocket. Many of my first-time buyers are surprised to learn they can get into a home with less than $1,500 down.

Step 2: Let's Talk About the 20% Down Myth

This is the number one myth I hear. You do not need 20% down to buy a home. FHA loans allow as little as 3.5% down, and VA loans for eligible military members and veterans require zero down payment. On top of that, Arizona has excellent down payment assistance programs that can help cover your down payment and even some closing costs.

Let me give you a quick overview of your loan options:

  • FHA Loans: As little as 3.5% down with a credit score of 580 or higher. Backed by the Federal Housing Administration, these are great for first-time buyers.
  • VA Loans: Zero down payment, no private mortgage insurance, and competitive rates. Available to veterans, active-duty service members, and eligible surviving spouses.
  • USDA Loans: Zero down payment for homes in eligible rural and suburban areas. Some Phoenix metro areas qualify.
  • Conventional Loans: As little as 3% down through Fannie Mae or Freddie Mac programs for first-time buyers.
  • Bank Statement Loans: Perfect if you are self-employed or a business owner and do not file traditional tax returns.

Step 3: Explore Down Payment Assistance

Arizona offers several programs that can help first-time buyers. The most popular include the HOME Plus program, which provides up to 5% of the loan amount as down payment assistance in the form of a zero-interest second mortgage. There is also the Pathway to Purchase program, which can offer even more assistance depending on your income and situation.

Seller concessions are another powerful tool. In many transactions, sellers agree to pay a portion of your closing costs. This can save you thousands of dollars at the closing table. I negotiate this on every single deal.

Step 4: Start House Hunting with a Plan

This is the fun part. Once we know your budget and your loan is pre-approved, we can start looking at homes. I will help you narrow down your search based on what matters most to you: location, schools, commute times, home size, and neighborhood feel. A Very Important Note About New Construction Homes

If you are thinking about buying a new build home, please contact me before you visit a builder. I cannot say this enough. When you visit a builder's sales office on your own, they register you as an unrepresented buyer. That means you lose the opportunity to have your own agent looking out for your best interests and negotiating on your behalf.

I have resources and relationships with builders across the Valley. I know the neighborhoods, the floor plans, the incentives, and the fine print. When you work with me on a new construction home, I help you navigate the builder's contract, negotiate upgrades, and make sure you get the best deal possible. Buyers who come to me first almost always save more than if they walked in alone.

Step 5: Make an Offer and Negotiate

When we find the right home, I will help you write a strong offer. I will guide you on what to ask for: closing cost assistance, repairs, home warranties, and more. My 24 years of experience in the Phoenix market means I know what works and what does not in today's market conditions.

Step 6: Inspections and Due Diligence

Once your offer is accepted, we move into the inspection period. This is when you hire professionals to inspect the home from top to bottom. I will be there with you every step of the way, helping you understand the inspection report and negotiate any necessary repairs with the seller.

Step 7: Closing Day

This is the day you get the keys. I will be there with you at the closing table to make sure everything goes smoothly. And here is the part that matters most to me: my job does not end at closing.
