Here are five essential tips for first-time home buyers in Arizona.
1. Get Pre-Approved Before You Start Looking
This is the single most important step, and it is the one too many buyers skip. A pre-approval letter from a lender tells you exactly how much home you can afford. It also tells sellers that you are a serious buyer when you make an offer. In a competitive market, a pre-approval can make the difference between having your offer accepted or being passed over.
Pre-approval is different from pre-qualification. Pre-qualification is a quick estimate based on what you tell a lender. Pre-approval means the lender has actually reviewed your income, assets, and credit, and has committed to lending you a specific amount. That is the one you want.

2. Understand What You Really Need for a Down Payment

- FHA loans allow as little as 3.5% down with a credit score of 580 or higher.
- VA loans for eligible military members, veterans, and surviving spouses require zero down payment.
- Conventional loans allow as little as 3% down for qualified first-time buyers.
- Down payment assistance programs in Arizona can cover a large portion of your down payment and closing costs.
I have helped many buyers purchase their first home with less than $1,500 of their own money out of pocket. Between down payment assistance and seller concessions, your out-of-pocket costs can be surprisingly low. Do not assume you cannot afford to buy until you have talked to a lender who knows the programs available in Arizona.
3. Know Your Loan Options
There are more paths to homeownership than most people realize. Here is a quick overview of the most common loan programs for first-time buyers:
- FHA loans are popular with first-time buyers because they have lower credit score requirements and a low down payment. You can qualify with a credit score as low as 580 and put down just 3.5%.
- VA loans offer zero down payment, no mortgage insurance, and competitive interest rates for eligible military members and veterans. If you have served our country, this is an incredible benefit.
- Conventional loans work well for buyers with good credit and a 3% to 5% down payment. Private mortgage insurance is required with less than 20% down, but it drops off once you reach 20% equity.
- USDA loans offer zero down payment for homes in eligible rural and suburban areas. Some parts of the Phoenix metro area qualify.
- Bank statement loans are a great option for self-employed buyers and business owners. Instead of tax returns, you use 12 to 24 months of bank statements to verify your income.
Your lender will help you figure out which program is right for you. The key is to ask questions and understand your options before you fall in love with a home.
4. Call Me Before You Visit a Builder
If you are thinking about buying a new construction home, this is the most important tip I can give you. Please call me before you visit a builder's sales office. I cannot say this enough.
When you walk into a builder's sales office on your own, you are registered as an unrepresented buyer. That means the builder's agent represents the builder, not you. You lose the opportunity to have your own Realtor looking out for your best interests. And once you are registered, it is usually too late to bring an agent in.
I have relationships with builders all across the Valley. I know their floor plans, their incentive structures, what is negotiable, and what is not. I have helped buyers negotiate thousands of dollars in upgrades, closing cost assistance, and price reductions because I know how to work with builders. Buyers who come to me before going to a builder almost always come out ahead.

- Do you want to be close to parks, hiking trails, or shopping?
- Are you looking for a newer development or an established neighborhood with mature trees?
- Do you want a homeowners association or a community with no HOA?
