The Top Myths About Buying Your First Home in Arizona — And the Truth That Could Save You Thousands

Over my 24 years helping families buy homes across the Phoenix metropolitan area, I have heard the same fears and misconceptions over and over again. Many first-time buyers talk themselves out of even starting the process because of things they have heard from friends, family, or the internet. Myth 1: You Need 20% Down to Buy a Home
This is the single biggest myth I encounter, and it stops more people from buying a home than anything else. The truth is that most first-time buyers put down far less than 20%. Here are the real numbers:
- FHA loans allow as little as 3.5% down with a credit score of 580 or higher. On a $400,000 home, that is $14,000, and down payment assistance can cover much of that.
- VA loans for eligible military members, veterans, and surviving spouses require zero down payment. No down payment at all.
- Conventional loans through Fannie Mae and Freddie Mac allow as little as 3% down for qualified first-time buyers.
- USDA loans offer zero down payment for homes in eligible rural and suburban areas.
And here is something many people do not realize: down payment assistance programs in Arizona can significantly reduce your out-of-pocket costs. Many of my clients have purchased their first home with well under $1,500 of their own money at closing. I had one client who walked into closing thinking she needed thousands, and her total out-of-pocket cost was less than $800. She could not believe it.
Myth 2: You Need Perfect Credit to Qualify for a Mortgage
I have worked with buyers who were told by others that they could never buy a home because of their credit. Every time, I have been able to help them find a path forward. FHA loans accept credit scores as low as 580 with 3.5% down. Even buyers with credit scores in the 500s may qualify with a higher down payment. VA loans do not have a minimum credit score set by the VA itself, and many lenders will work with scores in the 580 to 620 range.

When you visit a builder's sales office on your own, you are registered as an unrepresented buyer. That means the builder's agent works for the builder, not for you. You lose the opportunity to have your own Realtor looking out for your best interests. I have relationships with builders all across the Valley. I know the floor plans, the incentive structures, the fine print in their contracts, and what is really negotiable. I have helped buyers negotiate thousands of dollars in upgrades, closing cost assistance, and price reductions because I know how to work with builders.
