First-Time Home Buyer Mistakes to Avoid in Arizona
By Susan Nevel, REALTOR · AZ & Associates
Buying your first home in Arizona is an exciting goal, and you can reach it without a huge down payment or a perfect credit score. Over 24 years of working with buyers across the Phoenix area, I have watched the same few mistakes hold people back, and nearly all of them come from not knowing the options that exist. Here are the mistakes I want you to skip, plus the step-by-step path I walk with my first-time buyers. I want to be your Realtor for Life, and that starts with sharing what I know before you make an offer.
Mistake 1: Waiting to Save a 20% Down Payment
You do not need 20% down. That is the biggest myth in home buying, and it keeps more families renting than anything else I hear. FHA loans let qualified buyers put as little as 3.5% down with a credit score of 580 or higher. VA loans for eligible veterans, active-duty service members, and surviving spouses require zero down and no monthly mortgage insurance. Add down payment assistance and seller-paid closing costs, and I regularly help Valley buyers close with as little as $1,500 out of pocket. The front door is closer than you think.
Mistake 2: Assuming a Low Credit Score Rules You Out
A less-than-perfect score is not a closed door. FHA-insured loans accept scores of 580 and above at 3.5% down, and buyers with scores in the 500s can still qualify when they put 10% down. Scores below 500 are not eligible for FHA insurance, but that is not the end of the story; there are honest paths to raise your score, and a lender who knows these programs can show you the real timeline. Check your credit early and make a plan instead of waiting years assuming the answer is no.
Mistake 3: Visiting a Builder Before Calling Me
If you are even thinking about new construction, call me before you walk into the builder's sales office. When you visit on your own, the builder often registers you as a walk-in customer, and that can lock you out of having your own agent represent you. I know the builders across the Valley, I know how their incentives and contracts work, and I have resources to help you get the best deal possible on a new build. That one short call costs you nothing, and it can save you thousands.
Mistake 4: Forgetting to Ask the Seller to Help With Your Closing Costs
Many sellers will contribute to your closing costs, and how much they can contribute has clear limits by loan type. FHA loans allow up to 6% of the purchase price in seller concessions. Conventional loans allow 3% when you put less than 10% down, and more as your down payment grows. VA loans allow up to 4% of the property's reasonable value. On a $400,000 home with an FHA loan, a 6% concession works out to $24,000 toward your costs. I negotiate seller concessions on every offer I write, because that money stays in your pocket.
Mistake 5: Skipping Arizona Down Payment Assistance
Arizona has real down payment assistance available right now. Home Plus, run through the Arizona Industrial Development Authority, can provide up to 4% of the loan amount as a 0% interest, forgivable second mortgage toward your down payment and closing costs, fully forgiven after five years of on-time payments. It pairs with FHA, VA, USDA, and conventional loans, and its statewide income limit sits just over $155,000 as of April 2026. These programs open and close in funding rounds, so check what is available today with a lender who works with them.
Mistake 6: Going Through the Process Alone
Here is the step-by-step reality: get pre-approved and know your number, shop with a buyer's agent, write a strong offer, complete your inspections, watch the appraisal, and close, then pick up your keys at the closing table. First-time buyers tell me they worry most about the parts they have never done, from rate buydowns to the inspection period, and business owners often believe they cannot qualify without years of tax returns when alternative documentation can help. You do not have to learn any of it alone. A knowledgeable local Realtor holds your hand through each step and answers the phone when you call, and that is exactly the way I work.
Nearly every mistake on this list is easy to avoid once someone walks you through it.
