Am I Eligible to Buy a Home? First-Time Buyer Requirements in Arizona

The short answer is yes, you may qualify for homeownership far sooner than you think. Eligibility comes down to a few practical things: your credit score, how your income is documented, and choosing the loan program that fits your life. You do not need perfect credit, and you almost certainly do not need 20% down. What Counts as a “First-Time Buyer”?
The official definition is more generous than you expect. Under the federal rule used by HUD, you are a first-time buyer if you have not owned a principal home during the three-year period ending on the date of your purchase. Renters qualify, a homeowner who sold years ago may qualify again, and a person who owned with a former spouse can still count in many situations.
Credit Requirements: Better News Than You Might Expect
Your credit score matters, but it does not need to be perfect. Here is how the numbers usually shake out:
- FHA loans allow a 3.5% down payment with a credit score of 580 or higher. Buyers with scores between 500 and 579 can still qualify with about 10% down.
- VA loans for eligible veterans and service members require no down payment and no monthly mortgage insurance.
- Conventional loans can go as low as 3% down for qualified buyers, and scores in the mid-600s put many borrowers in a strong position.
I have helped buyers who were told their credit was too damaged to ever own a home, and we found a path after a few months of focused repairs. Lenders look at your whole picture, not just one number.
The 20% Down Myth
The belief that you need 20% down is the single biggest reason qualified buyers stay renters for years. Very few first-time buyers actually put 20% down. Between FHA's 3.5% minimum, VA's zero-down benefit, conventional 3% programs, and Arizona down payment assistance, most of my buyers bring far less to the table.
Over the years, I have helped buyers close with around $1,500 of their own money out of pocket. The point is not to claim every buyer will get there, it is that your out-of-pocket costs are usually far lower than you assume. Do not let the 20% myth keep you on the sidelines. The sooner you own, the sooner you start building equity.
Down Payment Assistance and Seller Help
Arizona has programs that lower the cash you need at closing. One of the most widely available is Arizona Home Plus, covering up to 4% of your loan amount toward the down payment and closing costs, plus up to 1% more for eligible military members and veterans. It has a 0% interest rate and no monthly payment, repaid only when you sell the home or refinance with cash out.
The Pathway to Purchase program can cover up to 10% of the purchase price in certain targeted areas, forgiven over time if you stay in the home. Each program has its own income and credit rules, so I keep a lender network that knows the current requirements for each one. Sellers can help too, and in many deals the seller contributes toward your closing costs.
Not a W-2 Employee? You Still Have Options
Business owners, freelancers, and self-employed buyers are often told they cannot qualify without a clean tax history. That is simply not true. Many lenders offer bank statement loans that use 12 to 24 months of business deposits instead of tax returns. Unusual paperwork does not disqualify you, it just means we pair you with a lender who understands your situation.
Before You Visit a Builder, Call Me First
If you are looking at new construction, this step can save you thousands. Reach out to me before you walk into a builder's sales office on your own. Once the builder registers you as an unrepresented buyer, you lose the chance to have your own Realtor at the table.
