Closing Costs for First-Time Buyers in Arizona: How Seller Concessions Save You Thousands

When first-time buyers get ready to make an offer in Arizona, the question I hear most often is about closing costs. How much will they really be, and do you have to pay all of them out of your own pocket? Here is the short version: closing costs usually run 2% to 5% of the purchase price, and on many loans a seller can legally help cover a big portion of them. Understanding how this works can save you thousands at the closing table, so let me walk you through it. I want to be your Realtor for Life, and that starts with making sure you know exactly what to expect.

What Are Closing Costs?

Closing costs are the fees you pay to complete your home purchase, on top of your down payment. They cover things like the loan origination fee, the appraisal, title insurance, escrow and recording fees, and prepaid property taxes and homeowners insurance. They are not one mysterious bill. They are a list of specific services, and once you see the list written out, it starts to make sense.

How Much Should You Budget in Arizona?

In Arizona, buyer closing costs typically run about 2% to 5% of the home's purchase price. On a $400,000 home, that works out to roughly $8,000 to $20,000. Some national averages come in closer to about 1% of the home's value, but the exact number depends on your loan type, your lender, and your county. That is exactly why I connect my buyers with a trusted local lender early, so you get a clear Loan Estimate with real numbers instead of a guess.

The Truth About What You Pay Out of Pocket

Here is what surprises most first-time buyers: you do not have to write a check for all of it. Between low down payment loans, down payment assistance, and seller concessions, many of my clients close with far less out of pocket than they expected. FHA loans let qualified buyers put as little as 3.5% down with a credit score of 580 or higher. VA loans for eligible military members, veterans, and surviving spouses require zero down. And seller concessions let the seller pay a portion of your closing costs on your behalf.

How Seller Concessions Work: The Numbers

The amount a seller can contribute is capped by your loan program. On a conventional loan with less than 10% down, a seller can typically contribute up to 3% of the purchase price toward your closing costs. FHA loans allow up to 6%. VA loans allow up to 4% of the property's reasonable value, and sellers can often pay reasonable and customary closing costs on top of that.

Let me put that in real terms. On a $400,000 home with an FHA loan, a 6% concession could cover up to $24,000 of your closing costs and prepaids. Even on a conventional loan, a 3% concession on that same home is up to $12,000. That can be the difference between scraping together cash and closing comfortably, and it is one more reason I negotiate seller concessions on every single offer I write.

Why You Should Call Me Before Visiting a Builder

If you are thinking about a new construction home, please call me before you set foot in a builder's sales office. Builders register you as a walk-in customer when you visit on your own, and that can lock you out of having your own representation negotiate on your behalf. When you work with me from the start, I help you get registered properly, then negotiate incentives, closing cost help, and upgrades, and make sure you get the best possible deal on a new build. I have built relationships with builders across the Valley, and I know how their contracts work.

Let's Run Your Real Numbers

The best way to know what your closing costs will look like is to run your actual numbers, not a rule of thumb. I will connect you with a trusted lender, review your loan options, and help you see exactly what is possible for your situation. Whether you are a few months away or ready to start looking today, I am here for you.

I am always available to answer your questions, and I want to share my knowledge in buying a home with you. I want you to have a smooth process and experience. I am here for you. Call or text me at (623) 640-8840 or reach out online. Have a blessed day!
