Buying a Home During PCS Orders: How Military Families Can Buy in Arizona From Across the Country

If you have received PCS orders and are facing a move to Arizona, one of the biggest questions I hear from military families is this: can I buy a home before I even get there? The answer is yes, absolutely. I have helped countless military families buy their Arizona home from hundreds or even thousands of miles away. Whether your orders are for Luke Air Force Base or any of the surrounding military installations in the Phoenix metro area, I want to be your Realtor for Life, and I want to show you how buying a home during PCS is not just possible but can actually make your entire transition smoother.

Moving a family under PCS orders is already a lot to manage. Between the household goods shipment, the travel arrangements, the kids schools, and the check-in procedures, adding a housing search to your plate can feel overwhelming. But here is the good news: buying a home before you arrive takes one of the biggest unknowns off your list. You can have your home waiting for you when you land, and your family can walk into a place that already feels like home from day one.

Why Buy Before You Arrive?

I understand that renting first can feel like the safer option, and for some families it is the right choice. But here is what I have seen after working with military families for over 24 years: the families who buy before they arrive often tell me it was the best decision they made. Here is why:

  • You eliminate the stress of finding a rental from afar. Rental properties in the West Valley near Luke AFB lease very quickly, especially during peak PCS season from May through September. Trying to secure a rental without being here in person is stressful, and you may end up in a place that does not really fit your needs.
  • Your BAH goes toward building equity. When you rent, your Basic Allowance for Housing pays your landlord's mortgage. When you buy, that same BAH goes toward your own home and builds your family's wealth over time.
  • You avoid moving twice. Many families who rent first end up buying within a year anyway, which means paying for two moves. Buying upfront saves you that second move and the expense that comes with it.
  • You get settled faster. When your home is ready on day one, you can focus on checking in at base, enrolling your kids in school, and getting to know your new community instead of house hunting while unpacking.

How Remote Home Buying Works for Military Families

Buying a home from another state or even another country might sound complicated, but I have a process that makes it straightforward. Here is how I help military families buy their Arizona home before they ever set foot in the state:

Step 1: Get Pre-Approved for a VA Loan

This is the most important first step. Before we look at any homes, I will connect you with a local lender who specializes in VA loans and understands military PCS orders inside and out. They will walk you through the pre-approval process, which typically requires your two most recent years of federal tax returns, recent leave and earnings statements, your statement of service or DD-214, and bank statements. The VA loan is one of the most powerful benefits of your service because it requires zero down payment and has no private mortgage insurance. I want every military family I work with to use this benefit to its fullest.

Having a pre-approval letter in hand also tells sellers you are a serious, qualified buyer, which matters in a competitive market.

Step 2: Define Your Must-Haves

We will hop on a phone call or video call, and I will learn everything about what your family needs in a home. How many bedrooms? Do you want a yard? What school district are you hoping for? How close to base do you need to be? What is your monthly budget including BAH? Once I know what you are looking for, I can narrow down the search to the neighborhoods that fit your family best.

I know the West Valley communities around Luke AFB very well. I can tell you which neighborhoods have the shortest commute to the base, which schools have the best programs for military kids, and which communities have the most active family amenities like parks, pools, and community centers.

Step 3: Virtual Home Tours

This is where technology makes everything possible. When I find homes that match what you are looking for, I will walk through each one with you over live video. You will see every room, every closet, every corner of the backyard, and every detail that matters. I can answer your questions in real time, show you the neighborhood streets, and give you an honest sense of the property.

I have done this for dozens of military families. By the time we find the right home, you already know it inside and out, even though you are still thousands of miles away.

Step 4: Making an Offer and Negotiating

Once you find the home you want, I will handle the entire offer and negotiation process on your behalf. I will explain every document, every contingency, and every timeline so you feel fully informed. Because I have been doing this since 2002, I know how to structure an offer that is competitive while also protecting your interests as a buyer.

One of the biggest advantages of working with a local Realtor who understands PCS moves is that I know exactly what to negotiate for. I will make sure the contract includes a military clause that protects you if your orders change. I will also negotiate for seller-paid closing costs whenever possible, which can reduce your out-of-pocket expenses significantly.

Step 5: Inspection and Closing

During the inspection period, I can coordinate everything on my end. I work with trusted home inspectors who provide detailed reports with photos and videos. I will review the report with you over the phone or video call, explain everything you need to know, and handle any requested repairs with the seller.

On closing day, I can do a final walkthrough for you and make sure everything is in order. Your lender will handle the remote signing of documents through a mobile notary or an online closing service. When you arrive in Arizona, your keys will be waiting for you.

The Timeline: When to Start

If you want to buy a home before you arrive, here is a timeline that works well for most military families I work with:

  • 90 to 120 days before your report date: Get your VA loan pre-approval started. Reach out to me so we can begin talking about neighborhoods and what you are looking for.
  • 60 to 90 days out: Start touring homes virtually. This gives us enough time to find the right home, negotiate, and go through the inspection and closing process.
  • 30 to 45 days out: Ideally, we are in escrow by this point. The closing process typically takes 30 to 45 days for a VA loan, so this timeline works well.
  • 1 to 2 weeks before your report date: Close on your home. I will do the final walkthrough for you if you have not arrived yet. Your keys will be ready.

I understand that PCS orders do not always give you this much time. If your timeline is shorter, do not worry. I have helped families go from first phone call to closing in under 30 days. We will work with whatever timeline you have.

Why Working With a Local Realtor Matters During PCS

When you are buying a home from across the country, you need someone on the ground who knows the area, the market, and the unique needs of military families. Here is what sets my approach apart:

  • I understand the PCS process. I have been working with military families since 2002. I know what PCS orders look like, I know how the timeline works, and I know how to make the home buying process fit into your military move instead of adding stress to it.
  • I know the West Valley inside and out. From the neighborhoods nearest to Luke AFB to the schools, shopping, and recreation that matter to families, I can guide you to the right community for your lifestyle.
  • I am here for you after the sale. Being your Realtor for Life means I am still your resource long after you close. If you need a recommendation for a plumber, want to know the best pizza place in your new neighborhood, or have a question about your property, I am just a phone call away.
