2026 Home Design Trends: What's In, What's Out, and What Buyers Are Responding To

As a realtor with over 24 years of experience in the Phoenix metropolitan area, I see firsthand what features make buyers excited and what trends are fading. Here is a look at the design trends shaping the market in 2026.
What's In
Warm, earthy tones. The era of stark white everything is giving way to warm beiges, terracottas, and natural wood tones. Buyers want homes that feel cozy and inviting, not sterile. Warm paint colors, natural stone, and wood accents are commanding attention.
Flexible spaces. With remote work here to stay, homes with dedicated office space, bonus rooms, or convertible guest rooms are in high demand. Buyers are looking for homes that adapt to their lifestyle, not the other way around.
Outdoor living. In Arizona, this is always important, but it is getting even more attention. Covered patios, outdoor kitchens, and pool areas are among the first things buyers ask about.
Energy efficiency. Solar panels, smart thermostats, and energy-efficient appliances are major selling points. With Arizona summers, buyers pay attention to cooling costs and appreciate homes with modern efficiency features.
Smart home features. Integrated smart home systems, keyless entry, and smart security are becoming expected features, not luxuries.
What's Out
All-gray interiors. The gray-everything trend has faded. Buyers find it cold and impersonal.
Over-the-top farmhouse. The shiplap-and-barn-door era has passed its peak. A few tasteful rustic elements can still work, but the full farmhouse look has lost its novelty.
Open floor plans at any cost. While open layouts remain popular, buyers are also valuing some defined spaces. A completely open first floor with no separation between kitchen, living, and dining is less appealing than it was five years ago.
