Phoenix Metro Market Update: July 2026 and Summer Events Across the Valley

Happy July, everyone. This is one of my favorite times of year to be in the Valley. The summer sun is shining, the community events are in full swing, and the real estate market is showing some exciting shifts. Where the Phoenix Metro Market Stands Right Now

The Phoenix metro real estate market in mid-2026 is continuing to shift toward a more balanced environment. After several years of intense seller's market conditions, we are seeing more inventory and more choices for buyers. Here is what the numbers are telling us:

• Median home prices are around $458,000 to $460,000, which is essentially flat compared to this time last year. Prices have stabilized, which is healthy for the long term.
• Active inventory is up roughly 27% compared to last year. That means more homes to choose from and less pressure to make an immediate decision.
• Homes are taking about 56 days to sell on average. That is a more normal pace compared to the pandemic-era rush, and it gives buyers time to make thoughtful decisions.
• Sellers are receiving about 97% of their asking price on average, which is still a good number for sellers while also giving buyers some room to negotiate.
• More than 31% of listings have had at least one price reduction before closing. This is great news for buyers who are looking for value.

What does this mean for you? If you are a buyer, this is one of the most buyer-friendly markets we have seen in several years. You have more options, more time, and more room to negotiate. Summer Events in the West Valley

The West Valley is buzzing with activity this summer. Here are some highlights:

Goodyear. The Goodyear Ballpark continues to host summer baseball action. The ACL Guardians and Reds have been playing there, and it is a wonderful outing for families. On July 25, Adelante Healthcare in Goodyear is hosting a Back to School event with free backpacks and supplies for the community. That is a beautiful way to support local families.

Glendale. The Westgate Entertainment District has been a hub of summer activity with live music, dining specials, and evening events. It is a great place to catch a movie, enjoy a meal outdoors, or just walk around and soak in the energy.

Peoria, Surprise, and Litchfield Park. These cities have wonderful summer programming at their community centers, parks, and libraries. From summer reading programs for kids to evening concerts in the parks, there is always something happening. Check each city's parks and recreation website for the latest schedules.

Buckeye and Avondale. Both cities continue to grow and offer family-friendly summer events. Avondale's community parks host recurring summer activities, and Buckeye's recreation department keeps a full calendar of programming for all ages.

Summer Events in the East Valley

The East Valley is just as lively. Here is what is happening:

Mesa. The Taco Trail took place on July 21 in downtown Mesa, celebrating local restaurants and the community's food scene. Mesa continues to be one of the fastest-growing cities in the Valley, and its downtown is a wonderful place to explore.

Tempe. Taste in Tempe is running through July 26, a multi-day culinary festival across various locations in the city. It is a fantastic way to sample some of the best food Tempe has to offer. Tempe Town Lake is also a great spot for an evening walk or bike ride.

Scottsdale. On July 31, Salt River Fields in Scottsdale is hosting Sip, Savor, Shop by A Taste of AZ, a food, drink, and shopping event that is perfect for a summer evening out. Old Town Scottsdale's farmers market is also a wonderful weekend tradition.

Chandler and Gilbert. Both cities have been hosting summer concert series and family movie nights at their parks. Chandler's downtown is a vibrant area with great restaurants and shops, and Gilbert's Heritage District continues to be a popular gathering spot.

Downtown Phoenix. DTPHX Day is coming up on July 31, a community celebration of the downtown district. The Downtown Trolley Entertainment program has been running all month with rotating onboard entertainment, themed activations, and specials at participating businesses. The Arizona Science Center has a wonderful family exhibit running through August 2.

And if you are looking for a big family event, Ringling Bros. and Barnum & Bailey presents The Greatest Show is in the Phoenix metro area from July 23 through 26. It is a fantastic experience for kids and adults alike.

Farmers Markets Across the Valley

Farmers markets are a wonderful way to spend a Saturday morning, and the Valley has some great ones. The Downtown PHX Farmers Market operates weekly near the Westin Tempe. The Old Town Scottsdale Farmers Market and the Gilbert Farmers Market are also excellent choices. And of course, the Mesa Farmers Market at Pioneer Park is a local favorite. I love supporting our local farmers and artisans, and these markets are a wonderful way to connect with the community.
