Phoenix Market Update: Late Summer 2026 and Community Events Across the Valley

The market is shifting in some really exciting ways for buyers, and there is so much to look forward to in the community over the coming weeks. Where the Phoenix Metro Market Stands in Late Summer 2026

The Phoenix metro real estate market continues its transition toward a more balanced environment. Here is what I am seeing right now:

• Median home prices are holding steady around the $458,000 to $460,000 range for single-family homes. Prices are essentially flat compared to last year, which is healthy and sustainable for the long term.
• Active inventory is up roughly 15 to 20 percent year over year. That means buyers have more choices than they have had in several years.
• Homes are averaging about 53 to 56 days on market. That is a very normal pace and gives buyers time to make thoughtful decisions instead of feeling rushed.
• Price reductions are becoming more common. More than 30 percent of listings have seen at least one price reduction before closing. This is a great opportunity for buyers who have been waiting for the right moment.
• Sellers are receiving around 97 percent of their asking price on average. Sellers who price correctly and present their homes well are still getting results.

What does this all mean? If you are a buyer, this is the most favorable market we have seen in quite some time. You have options, you have time, and you have negotiating room. If you are a seller, pricing your home right from the start and making sure it shows beautifully has never been more important. I can help with both.

What Is Happening This Weekend in the West Valley

The West Valley has so many great activities happening right now. Here is what I am excited about:

Peoria. The Desert West Night Market was a wonderful event, and the City of Peoria also held their 6th Annual Backpack and School Supplies Giveaway at the Peoria Sports Complex. If you missed it, keep an eye on the city's events page for future community giveaways. The McMillin Theater just wrapped up a run of Annie that was fantastic for families.

Goodyear. On Saturday, August 8, the Walk for Hope 2026 is taking place at 420 N. Estrella Parkway in Goodyear starting at 8:30 a.m. This is a wonderful community event supporting a meaningful cause, and it is a great way to spend a Saturday morning.

Surprise. The Back to School Event with free backpacks and supplies was held on July 25 at the Irish Wolfhound Restaurant & Pub. It is beautiful to see our community coming together to support local families and students as they prepare for the new school year.

Glendale, Buckeye, Avondale, and Litchfield Park. These cities continue to offer wonderful summer programming at their community centers, libraries, and parks. Summer reading programs, evening activities, and park events are running regularly. Check each city's parks and recreation calendar for the latest updates.

What Is Happening in the East Valley

The East Valley is just as lively with activities and events:

Chandler. The Free Summer Concert Series continues through August 21 at the Chandler Community Center. Concerts start at 7 p.m. on Fridays. Coming up: The Conveyors on July 31, JD Nash and the Rash of Cash on August 7, and Medio Pinto on August 14. These are free and family friendly, so grab a blanket and enjoy some live music under the summer sky. Also in Chandler, the Trace Adkins concert is happening August 7 and 8 at Gila River Resorts and Casinos at Wild Horse Pass.

Phoenix. The Phoenix Summer Farmers Market and Food Truck Festival is happening July 31 through August 2 at Margaret T. Hance Park. Fresh food, live entertainment, and a great community atmosphere. Then on August 7, the First Friday Art Walk takes over downtown Phoenix with art vendors, live music, and so much creativity to explore. And the Xfinity U.S. Gymnastics Championships are at the Mortgage Matchup Center from August 6 through 9, bringing top athletes from across the country to the Valley.

Arizona Chef's Week. Running from July 31 through August 9 at locations across the Valley, this is a fantastic event for food lovers. Participating restaurants offer special menus and tasting experiences. I love seeing our local dining scene get this kind of attention.

Mesa, Tempe, Gilbert, and Scottsdale. These cities continue to offer summer concert series, farmers markets, and community events at their parks and downtown districts. The Mesa Farmers Market at Pioneer Park, the Gilbert Farmers Market, and the Old Town Scottsdale Farmers Market are all wonderful weekend traditions. And Scottsdale's Sip, Savor, Shop event at Salt River Fields on July 31 is a perfect evening out.

Farmers Markets to Check Out

Farmers markets are one of my favorite ways to spend a weekend morning. Here are some wonderful ones across the Valley:

• Downtown PHX Farmers Market at 720 N. 5th Street, Phoenix. Every Saturday, 7:30 a.m. to 11:30 a.m. Year round.
• Ahwatukee Farmers Market at 4700 E. Warner Road, Phoenix. Every Sunday, 8:00 a.m. to 11:00 a.m.
• Farmers Market at Goodyear Ballpark on select Sundays in the West Valley.
• Old Town Scottsdale Farmers Market. A wonderful weekend tradition.
• Gilbert Farmers Market in the Heritage District.
• Mesa Farmers Market at Pioneer Park.

Supporting our local farmers and artisans is something I truly value. These markets are a great way to connect with the community and enjoy fresh, local produce.
