Where the Phoenix Metro Market Stands in Mid-August 2026

The Phoenix metro housing market is settling into a steady, sustainable rhythm. Here is what the data tells us through the first seven months of 2026:

• The year-to-date median home price is $485,000, up about 1 percent compared to the same period last year. Prices are stable and healthy, which is good news for both buyers and sellers.
• Active inventory sits at approximately a four-month supply across the metro area. That is a balanced market where neither buyers nor sellers have overwhelming leverage.
• Home sales are up 5.1 percent compared to last year. More people are making moves, and that tells me there is real confidence in the market right now.
• The average days on market has stretched to about 78 days for the first seven months. That gives buyers meaningful time to shop, compare, and make decisions without feeling rushed.
• Sellers are receiving 98.1 percent of their asking price on average. That is a solid number. Homes that are priced correctly and presented well are still commanding strong offers.
• Mortgage rates are hovering in the mid-to-upper six percent range nationally. Rates continue to shape buyer demand but have not stopped motivated buyers who are ready to act.

What Is Happening This Weekend: August 14-16

There is so much to do in the Valley right now. Here is what I am excited about this weekend:

AZ HipHop Summer Fest 2026 is happening Saturday and Sunday, August 15 and 16, at 9th and Jackson in Phoenix. This is a great event for music lovers, with performances, vendors, and a fantastic community atmosphere. If you enjoy live music and want to support the local scene, this is a wonderful way to spend a summer weekend.

Noah Kahan is performing at Chase Field in Phoenix on Wednesday, August 19. If you are a fan, tickets are still available, and it promises to be a fantastic show in one of the Valley's best venues.

The Downtown Phoenix Farmers Market runs every Saturday from 7:30 to 11:30 AM at 720 N. Fifth Street, year round. And the Uptown Farmers Market is every Saturday from 8 AM to 12 PM at 5757 N. Central Avenue. There is nothing quite like starting your weekend with fresh local produce, handmade goods, and the energy of our community coming together.

In the West Valley, the Desert West Night Market continues on Saturdays at the Peoria Sports Complex. This is a wonderful family-friendly event with food vendors, local artisans, and live entertainment. It runs through September, so you still have plenty of chances to experience it.

Late August Events You Will Not Want to Miss

The final weeks of August are packed with unforgettable experiences:

CornFest & Art & Craft Fair is happening Thursday, August 27 at the El Zaribah Shrine Center in Phoenix. This is a unique community celebration with food, arts and crafts vendors, and family-friendly activities. It is a perfect way to enjoy a late summer evening.

Saturday, August 29 is a huge day across the Valley. You have choices to make:

• Street League Skateboarding at Mullett Arena in Tempe brings world-class skateboarders to compete in an electric atmosphere. This is a can't-miss event for sports fans and families.
• Snoop Dogg, Ice Cube, and Too $hort are performing together at Desert Diamond Arena in Glendale. This is an incredible lineup of hip-hop legends, and it is going to be an unforgettable night.
• The Hex Festival 2026 takes place at the Rawhide Event Center in Chandler, with music, food, and entertainment in a unique setting.
• The Night Trip Festival is at Westworld of Scottsdale, featuring deep house, tech house, and techno music.

And for a more relaxing option, the Scottsdale ArtWalk continues every Thursday evening from 7:00 to 9:00 PM in Old Town. It is a beautiful way to spend a summer evening exploring local galleries and artists.

Looking Ahead: September Events Across the Valley

Fall is right around the corner, and the event calendar for September is already shaping up beautifully:

Goodyear. The First Friday at Goodyear Ballpark on September 4 is a free West Valley night market with vendors, food, and entertainment. The Goodyear First Sunday Market returns on September 6 at Goodyear High School, featuring local artisans and makers. And on September 25, Ballet Arizona presents Ballet Under the Stars at the Estrella Lakeside Amphitheater from 5 to 9 PM, a magical evening of dance under the open sky.

Glendale. The annual Teddy Bear Day celebration returns to Historic Downtown Glendale on Saturday, September 12 from 10 AM to 4 PM. This is a beloved free family event with activities, entertainment, and community spirit. And Desert Diamond Arena is hosting NOCHE UFC on September 12, a major fight night event that is drawing attention from across the country.

Peoria. The Desert West Night Market continues on Saturdays at the Peoria Sports Complex through September. And the city is planning Somos Peoria, a Hispanic Heritage Month multicultural festival in Old Town Peoria. More details should be coming soon.

Avondale. The FoodieLand Food Festival is coming to Phoenix Raceway from September 25 through 27. This is a fantastic event for food lovers, with vendors, tastings, and live entertainment across three days.

East Valley. The 2nd Sundays on Mill event continues in downtown Tempe on September 13, with local vendors, live music, and a great community atmosphere. Mesa's downtown continues to offer year-round events and is worth exploring on any weekend.

The increased inventory we have seen this summer typically carries into September and October, which means buyers could continue to enjoy strong choices and negotiating power well into the fall.
