Phoenix Market Update: New August Housing Data and Late-September Concerts Across the Valley

Happy Wednesday, neighbors. The evenings are cooling off and there is an exciting week of live music and community events ahead across the Valley. It is also the perfect moment to share the freshest housing numbers I have seen yet, because new August market data just hit the wires with a great story for buyers. I want to be your Realtor for Life, so consider this your mid-September update on the market and the best ways to enjoy it.

Where the Phoenix Market Stands Right Now

The latest Greater Phoenix numbers, based on August 2026 sales tracking published this week, show a market that has settled into balance. The metro median sale price is hovering around $445,000 to $451,000, essentially flat to slightly down from a year ago. The City of Phoenix median fell about 2.5 percent year over year to roughly $460,000, compared with about $471,900 a year earlier. Prices are holding and rebalancing, not retreating, which is exactly what a healthy market looks like.

Here is the number that matters most for buyers: metro Phoenix has roughly 4.3 months of supply, which has moved past the four-month threshold that separates a balanced market from a seller-friendly one. Active inventory sits around 23,400 listings, and closed sales were up about 7 percent year over year in August. Homes are spending more time on the market than last year, roughly 48 to 70 days depending on the source, which means real time to tour and negotiate. That is a genuinely favorable window for buyers across both the West Valley and the East Valley.

Mortgage Rates: What Buyers Should Know This Week

On rates, the 30-year fixed average is 6.76 percent in the most recent Freddie Mac weekly survey, up from 6.71 percent the prior week and about 6.35 percent a year ago. The 15-year fixed averaged 6.09 percent. I know the rate feels higher than a few years ago, but you can refinance later, and getting into the right home at the right price today matters more. A Big Week of Live Music Across the Valley

Now for the fun part. The concert calendar is stacked over the next week and a half. In the East Valley, Zeds Dead plays two nights at Mesa Amphitheatre on Friday and Saturday, September 18 and 19, and Squeeze with Adam Ant and Haircut One Hundred follows Sunday, September 20. Midland with Niko Moon and Rattlesnake Milk hit Mesa Amphitheatre Friday, September 25. At Talking Stick Resort Amphitheatre, Kehlani performs Monday, September 21, and Five Finger Death Punch with Eva Under Fire and Cody Jinks take the stage Thursday, September 24.

Downtown and the West Valley are just as lively. At Footprint Center, Andrea Bocelli performs Friday, September 18 and Marco Antonio Solís follows Saturday, September 19, while Chance the Rapper plays Arizona Financial Theatre tonight, September 16. Out west at Desert Diamond Arena in Glendale, The Red Clay Strays with Dylan Gossett play Thursday, September 17, and Carín León arrives Friday, September 25. Whether you love rock, pop, hip-hop, or Latin music, this is a wonderful stretch for a date night or a family outing.

Community Events to Keep on Your Radar

The community calendar is filling up beautifully as fall arrives. The Desert Fall Festival in Surprise opens September 25 and runs into November with a zipline, slide, and skating rink, a favorite West Valley family outing. Farmers markets across Chandler, Gilbert, and Mesa are back in full swing, and the Arizona State Fair opens in Phoenix on October 1. I have a full October and November events calendar on the blog.
