Based on the latest housing market tracking into early September, the Phoenix metro median home price is hovering around $458,000 to $460,000. That is up slightly versus the prior few months, according to recent home price data, and it continues a trend of slow, steady growth rather than big swings. Homes are averaging about 55 to 56 days on the market, with roughly two offers per home on average, and inventory is running near balanced levels, roughly a month and a half of supply in metro Phoenix.

Two patterns keep showing up in the data. First, active listings are running about 27 percent higher than a year ago, which means buyers have more choices than they did last September. Second, around 31 percent of current listings have seen price reductions, a sign that sellers who priced too aggressively are adjusting to meet the market. Local real estate coverage for the valley has described this as a "stalemate" of sorts, with buyers and sellers each waiting on the other. My take: that is actually a wonderful window for buyers, because patient, well-prepared buyers have negotiating power and time to tour.

On mortgage rates, 30-year fixed rates in Arizona are running roughly 6.7 to 7 percent as we kick off September. If you are not a concert person, there is no shortage of community fun through the rest of September. The Edelweiss Bier Innen in Phoenix kick off its Oktoberfest celebration on Saturday, September 19, running through October 31 with German beer, food, and music. On Saturday, September 26, the Phoenix Oktoberfest bar crawl starts at Copper Blues Rock Pub & Kitchen, and the free "Action & Adventure Festival" takes over Arizona Boardwalk in Scottsdale with games and family fun.

Food lovers and bargain hunters, mark September 27. That is when Mesa Market Place opens at 10550 E. Baseline Rd. in Mesa, a weekend market running Fridays through Sundays from 7:30 a.m. to 4 p.m. through the season, perfect for fresh produce, local goods, and a cheerful Saturday morning. Farmers market loyalists also know the Chandler-Gilbert Community College Farmers Market at 2626 E. Pecos Road in Chandler runs Saturdays from 7 to 11 a.m. through the month.
