I love this time of year. It is also the perfect moment to check in on where the Phoenix real estate market stands, because the data I am watching points to a balanced market with real opportunity for buyers. Where the Phoenix Market Stands Right Now

Based on the latest housing data tracking into early September, the Phoenix metro median closed sale price is around $415,000, according to the most recent reporting of roughly 8,000 tracked closings in the area. Homes are sitting on the market longer than they did a year or two ago, and local analysts describe the market as a balanced "stalemate": prices inching upward while buyers and sellers each wait on the other. For Greater Phoenix, normal resale inventory is running about 5 percent lower than a year ago, so the homes that do come on the market are worth acting on quickly.

• Four Peaks Brewing Oktoberfest at Tempe Town Lake Beach Park (80 W. Rio Salado Pkwy) runs October 9 through 11 and celebrates its 53rd year with German food, beer gardens, wiener-dog races, and carnival rides. It is one of the most beloved traditions in the East Valley.
• Downtown Chandler Rocktoberfest at SanTan Gardens (495 E. Warner Ave.) takes over October 2 through 4 with live music, wiener-dog races, brat-eating, and stein-holding contests. A fun, family-friendly weekend in the East Valley.
• Fountain Hills Oktoberfest runs October 2 and 3 at the Fountain Hills Community Center, hosted by the local Sister Cities program.

Pumpkin Patches and Family Festivals

Nothing says fall in the Valley like a pumpkin patch, and families have wonderful options in both directions:

• Pumpkin Patch on 303 and West Fest Arizona in Goodyear (16721 W. Indian School Rd.) runs October 17 through 31 with a pumpkin patch, corn maze, food trucks, and carnival games, and it is free to attend. A fantastic West Valley family outing.
• Schnepf Farms Pumpkin & Chili Party in Queen Creek runs October 3 through 31 (Thursdays through Sundays), a beloved East Valley harvest tradition with corn mazes, rides, and plenty of pumpkins.
• Surprise Fiesta Grande at Mark Coronado Park in Surprise fills the evening of October 10 with music, food, and community fun for the whole family.
• Rocker 7 Farm Patch in Buckeye and Tolmachoff Farms in Glendale both open their fall festivals with pumpkin patches and corn mazes, great West Valley day trips.
• Celebrate Mesa, a free family festival, takes over the city on October 10, and the Original Phoenix Greek Festival at Holy Trinity Greek Orthodox Cathedral runs October 16 through 18 for food lovers.

Farmers Markets to Love All Season

The Valley’s farmers markets are back in full swing this fall. Grab your coffee and make a Saturday morning of it: the Downtown Chandler Farmers Market at Dr. A.J. Chandler Park West runs Saturdays from 9 a.m. to 1 p.m., the Gilbert Farmers Market at 222 N. Ash St. runs Saturdays from 8 a.m. to noon, the Uptown Farmers Market at 5757 N. Central Ave. in Phoenix runs Saturdays, and Mesa Market Place at 10550 E. Baseline Rd. is open Fridays through Sundays through the season.
