Phoenix Market Update: August 2026 and Community Events Across the Valley

The days are still warm, the sunsets are stunning, and there is so much happening in our communities across the West Valley and East Valley. Where the Phoenix Metro Market Stands in Early August 2026

The Phoenix metro housing market continues to settle into a balanced, healthy rhythm. After the intense market conditions of recent years, we are now seeing conditions that favor thoughtful, well-informed buyers. Here is the latest snapshot:

• Median home prices are holding steady around $458,000. Prices are essentially flat compared to last year, which is a sign of a stable, sustainable market. No bubble, no dramatic swings.
• Active inventory remains elevated compared to recent years, with more than 7,000 homes on the market across the metro area. That represents a significant boost in choices for buyers.
• Homes are taking about 56 days to sell on average. That is a comfortable pace that gives buyers time to compare options and make confident decisions.
• The sale-to-list ratio is around 97 percent, meaning sellers are negotiating and homes are closing slightly below their original asking price on average. Buyers have real room to negotiate.
• Roughly one in three listings has seen at least one price reduction before going under contract. That is a meaningful opportunity for buyers who are ready to act.
• Mortgage rates remain in the low-to-mid six percent range, which continues to shape buyer demand but has not stopped motivated buyers from making moves.

West Valley Events: Mid-to-Late August 2026

The West Valley is packed with great activities for families, food lovers, and anyone who wants to get out and enjoy the community.

Goodyear. On Saturday, August 8, the city is hosting a Back 2 School event with free indoor sports classes at the Goodyear Recreation Center at 420 N. Estrella Parkway. It is a wonderful way for kids to stay active and have fun before the school year begins. The Goodyear Ballpark continues to be a hub of activity and a great place to catch some summer baseball action.

Peoria, Glendale, Surprise, and Litchfield Park. These West Valley communities are wrapping up their summer reading programs at local libraries and hosting end-of-summer celebrations at community parks. Check your city's parks and recreation calendar for outdoor movie nights, evening concerts, and family-friendly programming. The Westgate Entertainment District in Glendale continues to offer live music and dining specials throughout August.

Buckeye and Avondale. Both cities are active with summer programming at their recreation centers and libraries. Avondale's community parks and Buckeye's recreation department keep a full schedule of events for all ages, from fitness classes to family evenings.

East Valley Events: Mid-to-Late August 2026

The East Valley is just as vibrant with activities and community gatherings.

Mesa. Mesa Feastival XVI is happening on Saturday, August 22. This is a wonderful community celebration with food, live entertainment, and local vendors. And on August 22 and 23, the Gathering of the Ghouls takes place at the Mesa Convention Center, a unique event for collectors and fans of all things spooky. Mesa continues to be one of the fastest-growing cities in the Valley, and its downtown is full of energy.

Gilbert. The 2026 AZ Sunrise Series is taking place on Saturday, August 8 at the Riparian Preserve at Water Ranch. This is a beautiful morning event that lets you experience the preserve at sunrise, perfect for nature lovers and families. The Gilbert Farmers Market in the Heritage District continues to run on weekends with fresh local produce and artisan goods.

Chandler. The Hex Festival 2026 is happening on Saturday, August 29 at the Rawhide Event Center. This is a unique festival experience with music, food, and entertainment. Chandler's downtown continues to offer great restaurants and shopping, and the free summer concert series has been a hit all season long.

Scottsdale. The Night Trip Festival is taking place on Saturday, August 29 at Westworld of Scottsdale. And the Scottsdale ArtWalk continues every Thursday evening from 7:00 to 9:00 PM in Old Town, featuring local galleries and artists. It is a perfect way to spend a summer evening.

Tempe. The 2nd Sundays on Mill event happens on Sunday, August 9 in downtown Tempe. This is a monthly street festival with local vendors, live music, and a great community atmosphere. Tempe Town Lake remains a favorite spot for an evening walk, bike ride, or paddle.

Phoenix. Family Field Day Frenzy is happening on Saturday, August 29 at Chase Field, a fantastic family event. And Santana and the Doobie Brothers are performing together on August 14 at the Mortgage Matchup Center, which is a concert you will not want to miss. The Downtown Phoenix Farmers Market continues every Saturday at 720 N. Fifth Street from 7:30 to 11:30 AM, and the Uptown Farmers Market runs Saturdays from 8 AM to 12 PM at 5757 N. Central Avenue.

Farmers Markets and Weekend Traditions

Farmers markets are one of my favorite ways to connect with the community and support our local growers and artisans. Here are some favorites running through August:

• Downtown PHX Farmers Market at 720 N. Fifth Street, Phoenix. Every Saturday, 7:30 to 11:30 AM, year round.
• Uptown Farmers Market at 5757 N. Central Avenue, Phoenix. Every Saturday, 8 AM to 12 PM.
• Old Town Scottsdale Farmers Market. A wonderful weekend tradition in the heart of Scottsdale.
• Gilbert Farmers Market in the Heritage District. Fresh produce and artisan goods every weekend.
• Mesa Farmers Market at Pioneer Park. A local favorite for fresh food and community connection.
