Buying an Arizona Home From Out of State: How Remote Home Buying Works in 2026
By Susan Nevel, REALTOR · AZ & Associates
If you are relocating to Arizona from California, New York, Illinois, or anywhere else, you do not have to wait until you arrive to buy a home. I am Susan Nevel, and I guide out-of-state buyers through the Phoenix market remotely every week, from virtual tours to a digital closing. Here is how the process works, what the market looks like right now, and how I can be your Realtor for Life from your very first phone call.
Why Buyers Keep Moving to Arizona
Arizona ranked fourth nationally for domestic net migration in 2024, adding roughly 51,000 to 55,000 more residents than it lost. California is the biggest source of new neighbors: about 52,400 people moved from California to Arizona in 2024 alone, according to Census-based estimates. The reasons I hear most are the lower cost of living, the flat 2.5 percent state income tax, and the fact that the same monthly payment buys a newer, larger home, often with a pool. That combination keeps families coming year after year.
What the Phoenix Market Looks Like Right Now
With the most recent August 2026 data, the Greater Phoenix median sale price is about $445,000 to $451,000, roughly flat to slightly up over a year ago. Inventory sits around 23,400 active listings with about 4.28 months of supply, the balanced zone where buyers have real choices and sellers still get fair offers. Maricopa County's median price runs closer to $504,900, up about 1 percent year over year.
The right number for you depends heavily on city and neighborhood. My West Valley communities, Goodyear, Peoria, Surprise, Buckeye, Avondale, and Litchfield Park, generally offer more home for the money, while Chandler, Gilbert, Tempe, Scottsdale, and Mesa each have their own feel and price points. I can help you match the right place to your budget.
How Far Your Housing Dollar Goes
Phoenix is one of the more affordable big metros in the country, with a cost of living close to the national average. It is consistently less expensive than the places my clients leave: roughly 25 percent cheaper than Seattle, about 18 percent cheaper than Chicago, and far less than New York or coastal California, which can run 60 to 70 percent higher once housing is included. Those savings show up in your grocery bill, your tax bill, and a bigger home for the same payment.
How Remote Home Buying Works, Step by Step
Here is the process I take out-of-state buyers through from wherever they are:
- Step 1: Get pre-approved with a local lender. A lender who knows Arizona can match you to the right program, whether that is FHA, VA, or a low-down-payment conventional loan. Pre-approval typically takes just a few days.
- Step 2: Tour homes from your couch. I send you the listings that fit, then walk through your favorites on live video so you can see every room, the lot, and the neighborhood streets.
- Step 3: Make your offer and negotiate from afar. You sign electronically and I handle everything with the listing agent, day or night.
- Step 4: Inspections and appraisal happen in person, and I attend for you. I review the report line by line before you commit.
- Step 5: Close remotely. You eSign the documents, a title company or mobile notary handles the rest, and some of my clients pick up their keys before they ever set foot in Arizona.
Mortgage Rates This Month
The average 30-year fixed mortgage was 7.03 percent the week of September 24, 2026, up from 6.95 percent the week before, per Freddie Mac. Rates will keep moving, and refinancing is always an option later, so I help you focus on the monthly payment that works today instead of waiting for a perfect rate.
Why a Local Realtor Matters for Your Long-Distance Move
I have served the Phoenix area since 2002, so I know the neighborhoods, schools, builders, and commute patterns inside and out, and I have helped families from the West Coast, the East Coast, the Midwest, and everywhere in between. I am hands-on from your first call to your final walkthrough, never passing you off mid-transaction, and I am here long after closing. That is what being your Realtor for Life means to me.
