Phoenix Market Update: October 2026 Rates, Data and Fall Events Across the Valley

Happy fall, neighbors. The days are cooling off, the pumpkins are out, and October is shaping up to be one of the most fun months of the year. The freshest housing numbers and mortgage rates are out, so here is your early October market update. I want to be your Realtor for Life.

Where the Phoenix Market Stands Right Now

Based on the latest published sales tracking for September 2026, the Phoenix single-family median sold price came in around $464,990 as of mid-September, down slightly from about $475,000 the month before. Across Greater Phoenix, the August median sale price was about $445,000. Prices are holding and rebalancing, not retreating.

Published tracking shows roughly 3.4 months of supply in the Phoenix area as of mid-September, while August came in around 4.3 months with active inventory of roughly 23,400 to 24,200 listings. The broad picture is clear: far more inventory and negotiating room than buyers have seen in years. Homes spend around 67 to 70 days on the market, and seller-paid incentives appeared in about 59 percent of August sales with a median of roughly $10,000 in concessions.

Mortgage Rates: What Buyers Should Know This Week

The latest Freddie Mac weekly survey, for the week ending September 24, put the average 30-year fixed mortgage rate at 7.03 percent, up from 6.95 percent the week before and 6.30 percent a year ago. It is the highest reading of 2026 and the first time rates have topped 7 percent in over a year. I know that number can feel discouraging, but rates will not stay here forever, you can refinance when they ease, and buying the right home today still builds equity you keep. I can connect you with trusted local lenders, including low-credit-score options and ways to buy with as little as $1,500 out of pocket.

October Events Across the East Valley

In the East Valley, World of Illumination's Zombie Zoo light show runs at Tempe Diablo Stadium through November 1, and the Sound Bites Music and Food Festival returns to Gilbert Regional Park on October 9. Farmers markets are in full swing: the Gilbert Farmers Market runs Saturdays year-round, the Old Town Scottsdale Farmers Market is open Saturdays through the fall season, and the Downtown Chandler and Downtown Mesa markets are both open Saturdays through the fall.

October Events Across the West Valley

The West Valley is just as lively. The Arizona State Fair runs through November 1 at the Phoenix fairgrounds, open Thursdays through Sundays, and Schnepf Farms in Queen Creek hosts its Pumpkin and Chili Party through October 31.

The Arrowhead Farmers Market in Glendale runs Saturdays with around 180 vendors, the Goodyear Estrella Farmers Market meets Wednesday mornings, and the Farmers Market at Goodyear Ballpark returns Sunday, October 11.

Live Music to Plan Around

If you love concerts, mark your calendar: Chayanne plays Desert Diamond Arena in Glendale on October 18, Kacey Musgraves hits Footprint Center on October 17, and Thomas Rhett plays Talking Stick Resort Amphitheatre on October 10.

What This Means for Your Next Move

I have been a full-time Realtor in Arizona since 2002, and I have watched our market move through every season. What I see today is a balanced market with more inventory, more time to tour, and more room to negotiate. If you have been waiting on the sidelines, this is a good time to start your search. And one gentle reminder: if you are eyeing a new construction home, please contact me before you visit a builder on your own. I have resources that can help you get the best deal possible on a new build.

I am always available to answer your questions, from "Can I really buy with less than $1,500 out of pocket?" to "What happens to my loan if my credit score is not perfect?" Call or text me at (623) 640-8840 or reach out online. I want you to have a smooth process and experience from start to finish. That is what it means to be Your Realtor for Life.
